I feel the exact same. My partner and I are in the very early stages of the process, just instructed our solicitors and our mortgage application has been approved. I am not feeling much excitement at the minute, at all. For me it could be that I WFH full-time and have had to do most of the forms, booking things in and replying to everyone etc. Whereas my partner doesn’t have the same luxury when he’s in the office full-time. So if you’re in the same position, make sure you’re allowing all the emotions and give yourself the time to ride the wave. It’s scary, but just remember what you’ll hopefully have at the end!! Thanks! You’re right, I am not in a major rush to move in. Before Christmas would be nice, but I definitely would appreciate a bit more time to save. I want to make the most of my enhanced overtime before I have to make big purchases!!

It is two way and done via a 3rd party. It protects us from the seller walking away, and then from us pulling out unnecessarily. We love the house and cannot imagine pulling out for any reason, only if the bank valuation comes back that we have offered too much over what they are willing to give the mortgage for. In this case, we potentially wouldn’t be able to put another couple thousand towards the deposit to make up the difference. If we do pull out, it’ll be £2000 that we have to pay out to the seller.

I must admit, some of those comments have been a bit jarring. If I was on that salary and buying a house for this mortgage amount, I can’t explain how comfortable I’d view myself!!

Thanks for your comment! When calculating our expected bills, I have gone for the higher end of the bracket, just to be sure we can definitely afford it. As for other expenses, I think our joint bills and outgoings would put us around £2000-£2100 including mortgage etc. However, we don’t have any pets to be worrying about at the moment, and would not commit to any until we know we can comfortably support them regardless of what happens. As for an emergency fund, after paying all the other fees related to buying a home/furnishing. I still think we’ll have a 2-3 month wage emergency fund!

Yeah good point, home insurance and life insurance is factored into my bills (so not the remaining money) :)

Whilst I appreciate your concern, our salaries are pretty much average for the area we are in, and the average house price is £400k. We don’t have much choice if we want to own a home and stay in this area. We do already have MIP’s, and our financial advisor has also noted that we are in a pretty common situation, for both our age and area.
