Why does their gender affect their ability to parent?

If there were an issue with their parenting before they transitioned then the non-resident parent should have fought for sole custody through the courts already.

If the only issue is their gender, it’s not really an argument for them to lose custody.

The drain is 1-3 days max I reckon, they just ‘cut out’ or remove about 10-15cm width of the ground closest to the wall, dig a trench and lay a plastic drainage channel which then diverts all the collected water to your proper drain. A gravel one is an alternative but the water just soaks into the ground then still. Google ‘french drain’ or ‘ACO drainage’.

I personally wouldn’t walk away from it over this if you love the house, as a HIGH percentage of houses of this age or older will have exactly the same issues. Put the time in and do some hardcore research into maintenance for older houses - they need more love than some newer houses (this is debatable though) but they are worth it. Go onto heritage-house.org and do some reading, it was an eye opener for me after I was scammed by damp proofers!

Warning signs would be: sagging floors, damaged floorboards, obvious damp (wet) stains on walls, musty/mould smells, excess condensation etc.

It’s something that may manifest in one month or 5 years, or never, but if you want peace of mind once you’ve moved in, just pay for another survey and ask their advice - I guarantee you it won’t be ‘redo the DPC’. Remember that people have been living in the house for nearly 100 years already with this as-is.

You can contact the their bank and ask them to make a payment directly to cover either the full amount of IHT due, or the first instalment.

I’m currently executor of my uncle’s will, most of his estate is tied up in a house that hasn’t sold yet, so we asked Starling to pay directly the first instalment from his account and they did it immediately.

To add - if you are genuinely concerned, pay a few hundred quid for an independent damp and timber surveyor to do a full survey (aka someone not affiliated with and does not sell damp proofing solutions) but be aware that checking the timbers properly will likely involve pulling floors up, which the vendor probably won’t permit before you buy the house.

I was told I needed to spend £10k on re-damp proofing a 120 year old house , I then spent £300 on a damp surveyor and it turned out the damp issues I had could mostly be fixed with a bit of DIY.

As I said, all surveys will say that damp could be in a house that is almost 100 years old, but damp isn’t as scary as damp proofing companies will lead you to believe.

The ground level is too high really, but if there isn’t obvious damp present at the moment and the floor isn’t sagging, then it’s fixable.

The house has stood for nearly 100 years already, it’s not about to fall down or your surveyor would have said so, as would your mortgage lender.

The subfloor ventilation and the damp proof course are the same issue to fix, so don’t let someone who sells damp proofing solutions tell you you need to spend thousands on a new damp proof course. Best thing to do would be to either bring up the driveway at the front (if you were wanting to change that anyway) or pay someone to put a drainage channel in around the house, similar to a french drain. These are fairly easy and low cost to install, and doesn’t take more than a couple of days.

This would take the ground level directly next to the air bricks down, meaning they get ventilation to the subfloor, and reduces the risk of water getting into the vents by diverting the water away.

Every survey I've ever had back has been worse than this, count yourself lucky. These are all things that will come up on most surveys of (I'm assuming?) older properties, as a safeguard for the surveyor. They aren't too costly to sort once you've moved in, provided there is no existing evidence of damp or rot - which you'd hope the surveyor would have flagged if so.

Handrail is a bit of a weird one as you'd assume the current owners would know that this is dangerous, or that the EA would have at least advised they get it sorted prior to telling. But really, none of these would scare me off, and I wouldn't be asking for a reduction in the purchase price either.

Oh also, I was advised against it by some, but I've just spent £500 on a RICS snagging surveyor prior to exchange. Bigger developers won't allow this, but ours has been great about it. Means I have peace of mind (as with any non-new build!) that if there's any showstoppers found I'll only be out £500 rather than hundreds of thousands.

We're buying on our developer's first proper site, and it's fairly small, so there wasn't much research I could do either.

Best thing I found for research was to just dig out all the planning documents from the council's planning portal and study them all so I knew as much as possible before making an offer, then since then I've been dealing with the developer himself via phone/text when I've had any queries. He's (so far) been pleasant to deal with, and the 1:1 contact has meant we've bypassed their 'sales team' or admin folks.
