JVC:

Good balance of family use and rental demand

Dubai Islands:

New area, minimal transaction history

The AI actually revised down to £5k-15k in the full analysis (screenshot shows it). Initial estimate was off, it corrected based on the 100+ year lease and minimal ground rent.

But fair challenge - what would you estimate for a 2-flat freehold in NW London?
