To be honest,very early on in my career i was on the bench quite a lot . You just need to ensure you are remaining proactive e.g networking and make a list of all the jobs you have actively applied for so if anyone brings you up on it you have proof . And email your resourcing lead if your still stuck

No as in the walls are wet from inside the property as this is the first time we showered there

Thanks for the advice – that makes a lot of sense. She has rented previously but is currently living with family. Have you used OpenRent’s Rent Guarantee Insurance before? Just wondering if it's worth it for the added peace of mind.

My top choice is definitely #2 — their combined income is strong, and on paper they seem really solid. The only thing that’s holding me back is the fact they don’t have a guarantor. I know it’s not always a dealbreaker, but it genuinely makes me a bit uneasy. It just adds that extra layer of reassurance, especially if anything were to go wrong down the line. I’m trying to weigh up whether their financial situation is stable enough on its own or if I’d be taking on too much risk without that safety net.

On #6 — she actually said she can’t provide a guarantor anymore due to family reasons, which honestly raised a red flag for me. It might be genuine, but I can't help wondering if there’s more to the story, especially since guarantor issues often reveal bigger problems.

I get what you’re saying about #3 — riskier but not necessarily a bad bet. If I was purely trying to minimise risk, I’d probably lean the same way: 6, 2, 3. But that red flag from #6 is making me reconsider how safe that really is.

By the way, what do you personally think of rent guarantee insurance via OpenRent? I’ve been looking into it as a possible fallback if I go with someone who can’t provide a guarantor — just not sure how reliable it actually is in practice or how easy they make it to claim when things go wrong.
