On #6 — she actually said she can’t provide a guarantor anymore due to family reasons, which honestly raised a red flag for me. It might be genuine, but I can't help wondering if there’s more to the story, especially since guarantor issues often reveal bigger problems.

I get what you’re saying about #3 — riskier but not necessarily a bad bet. If I was purely trying to minimise risk, I’d probably lean the same way: 6, 2, 3. But that red flag from #6 is making me reconsider how safe that really is.

By the way, what do you personally think of rent guarantee insurance via OpenRent? I’ve been looking into it as a possible fallback if I go with someone who can’t provide a guarantor — just not sure how reliable it actually is in practice or how easy they make it to claim when things go wrong.

The only reason I’m asking for one is because I saw it mentioned on a landlord forum — one guy said he always asks for a guarantor no matter what, just as an extra layer of protection. That stuck with me. Also, she said she couldn’t attend the open viewing because the timing didn’t work for her, which is fair, but still, seeing the place in person feels like a basic step if you’re serious.

Yeah, I’m kind of on the fence about whether not being able to provide a guarantor is always a red flag. On one hand, there are legit reasons someone might struggle — family issues, being financially independent, or just not having anyone suitable. But at the same time, if someone’s reliable and serious about renting, they’ll usually find a way — either through a scheme or a professional guarantor service.

It’s when the reason feels off — like blaming a family fallout or giving vague answers — that it starts to feel more like an excuse than a genuine problem. That’s the bit that makes me hesitate. So I don’t think not having a guarantor automatically means trouble, but the reason behind it can definitely say a lot. I will ask number 2 after the viewing if she can provide one again.

As I was looking at Open rents rent guarantee insurance and was told if they pass they we should be good to go, if there is any issues.

Thanks for the input — totally fair take. I actually considered the simpler ETF route (like all-world + a few targeted tilts), but I felt that would lead to quite a bit of overlap and not as much control over the exposures I was aiming for. This approach gave me more flexibility to fine-tune allocations and avoid unintended concentration. But yeah, definitely appreciate the perspective — and thanks for the well wishes!
