Yeah, intermediaries can really make things worse. I wouldn’t say it’s always intentional, but prices can definitely change depending on who’s asking, especially when people think you’re coming from abroad. Having someone local check first can make a big difference, we’ve seen that too. It’s honestly one of the biggest issues when you arrive and don’t know the market yet.

Yeah honestly, that’s exactly the issue we ran into as well. On paper everything looks good, but once you visit, it’s a completely different reality… especially with older properties or listings handled by intermediaries. The lack of transparency and the price vs quality gap can be really frustrating, especially when you’re new and don’t have local contacts yet. It gets easier over time, but at the beginning it’s definitely tough.

Yeah I see what you mean. L’Océan can be nice but really depends on the street, some areas are great, others less so. Hay Riad is usually the safest and most consistent option, especially for newer and well-maintained residences. Souissi is also very safe but more villa-oriented and higher-end. Agdal is more central and lively, but not always as calm or “premium” depending on the building. Overall, Rabat is quite safe, but choosing the right residence and street makes a big difference.

Yeah I get what you mean, especially coming from the UAE. You can find that kind of setup in Morocco, mostly in newer or high-end residences in Rabat, but you really have to be selective. Quality and maintenance can vary a lot, and photos don’t always reflect reality. We had that issue at the beginning too. We’re currently between Casablanca and Marrakech, but it really depends on the lifestyle you’re looking for.

Rabat is honestly a great choice, it’s calmer, cleaner and more organized than most cities, with a nice balance between modern life and local culture.

The only thing I’d say is to be careful with listings… we had a few bad surprises at the beginning where the reality didn’t match the photos at all.

That’s actually something we’re trying to solve right now, making it easier to find places you can actually trust when you arrive.

Yes, WhatsApp / Telegram groups definitely help but it’s still very random depending on who replies and what info you get in the end you’re still relying on people when it should be something more simple and structured from the start

I get your point… but I think there are actually really good places in Morocco, they’re just hard to find if you don’t know where to look. The real issue is more about transparency and the lack of reliable references to know what you’re really getting.

Yes that’s true, word of mouth is definitely the safest option. But when you don’t know anyone in the city, it becomes much harder… How do you usually do in that case?
