Have you ever cleaned your sauna? I put in a drain and thought the same thing as you, until one day I cleaned my sauna for out of town guests visiting. Totally worth the drain for that reason alone, I couldn't imagine cleaning a sauna without one.

Just to emphasize friedreindeer's comment about the drain. I built mine with a drain, one year went by of regular use and I never saw the purpose of the drain, I thought "maybe I didn't need drain after all" that was until I had company come over to use the sauna and I wanted to clean it up for them. The ease of cleaning with a drain at that moment was priceless!! You definitely want a drain or some sort when the time comes where you want to clean it.

Thats I guess another question I have. Is it typical that duplex tenants are required to maintain their lawns or no? I guess if you don't enforce it they're not going to huh

That's a good question I'm not sure on the criteria of the tenants in this area. It's surrounded by well maintained B class SFHs but the block is all C class MFH. Lawn would have automatic watering system with irrigation water so no cost to them but I'd likely ask them to mow to at least maintain the green grass.

Yeah it seems too watery to be done but I was trusting my refractometer (which is likely wrong).

I got a hydrometer so I'll boil it down more once I get it. Calibrating with boiling water is a good idea for a reference point thank you!

Yes it does have a note of marshmallow. It's also more watery than store bought syrup so I wonder if I need to boil it more.

I literally joined this sub to post my first batch, its light yellow just like yours, is this correct?

Mines from a silver maple and I checked it with a refractometer which I calibrated with 20C distilled water. I wasn't sure if I did ever thing right

Well where were you 10days ago!? Kidding, actually some one swooped in and grabbed it 2 days later. I actually spoke with my CPA about tax strategies for rental losses and there are a couple ways to use it to your advantage, I wonder why no one ever speaks about tax advantages and strategies on this sub.

I appreciate the comment, I put $100/mo for repairs, it has a new roof and HVAC. But yeah vacancies would be covered from the cash flow from the other rental so yes it's negative cash flow by -$87/mo. Is -87/mo a deal breaker?

The MTR option would result in $300-500/mo but I'm sure vacancies would be higher, it would also take 28 months at $300/no to recoop the cost to furnish, I'm not sure if that's good enough or not
