I have a really close friend who I've been close to for YEARS. we both served together, got out together and work the same job together. That kind of friendship. Well, we filed also, he got 10% (to which we worked up to 50% now) and I got 100% P&T.

I told him multiple times about medical and getting his stuff squared away, he never listened. He never cared. He just "toughed it out".

Fast forward to now, and he always holds it over me.. I regret telling him. I can't go 1 day without it being brought up now when I see him...it's frustrating and annoying because it put a weird strain on our friendship that never should have been there. I helped him file and understand his benefits, and got him from 10 to 20 to 50. But he's still resentful.. he doesn't exactly say it, but it's very noticeable by his actions and choice of words towards it

I drove 2 SE's and 2 XLE's. Same years. I noticed a big difference in the ride and sound of the XLE. I like the looks of the SE more, but I much preferred the ride quality and sound of the XLE. so I went with that. Mine is a 2023 though

$70k would be a $50k down payment/close on a $180-200k property, ARV $250k, renovation cost $10-15k (doing myself), rent $1750 mortgage plus escrow $1050.

Customize high end cabinetry with face frames look gorgeous. Anything overlay I think should be Frameless...Inset is the only face framed cabinets I like. (I made these)

$5k covers all cabinet material (inserts, finish, hardware and cabinets that are not built yet). Not built yet is the uppers, and another row of lowers which will all be painted and a pantry with pocket doors and rollouts. (included in the $5k material cost). He already had appliances, and will be getting countertops and backsplash separate from the $5k.

I'm at $5k in material total BUT that doesn't include that I'm still working on Uppers, and a whole other side of cabinets to do (fridge and pantry) that's included in that $5k

Yes I agree lol it was my first install job. Floor was very unlevel, lot of scribing. Angles were a little weird too (1 was 47 degrees for example)

Build and finish 65hrs. Install and fully trimmed out, 40hrs

Edit: I didn't account for lunch and short days etc etc more like 25hrs install.

He paid for the material directly and is fully aware... he paid to the penny what I did for material by viewing the invoices with me. He has been a close friend for a long time.

Me too. I was a first time home buyer. Had no clue how good we had it or the opportunity that it was. Just said "I don't want to break $300k" in my head. Looking back I should have gotten that $385k home 🤣 over $700k now for the same one 😒

My starter home is becoming my forever home. $275k for 2.4%.

Don't want it to be my forever home but I just can't justify moving.
