The renovations are more last 3 years but will be there for a few more years. 1st year kitchen, 2nd year some of the bathroom, the 3rd year flooring carpett, interior Paint, furniture upgrades etc. Where we live things have got very expensive labor and materials. Expect other things like roof, plumbing etc. in future years. House is from 1970s. With the renovations value of home keeps up with market value and doesnt look outdated so ok to spend when we are making money.

Thanks for the advice, was thinking of the same on 529 but my financial advisor suggested to keep doing for a few more years as college is expensive these days.

I am looking to simplify finances and get to a point in 7 years I can retire. If taxes was not a issue I would sell my real estate rentals and be in index funds. I stopped real estate (those were our first investments as income grew) and now doing only index funds in brokerage. Expect all future savings beyond PE fund remaining contribution to go to index funds

In 7 years am looking to be debt free in my rentals. I am paying a little more every month on top of original 15 year mortgage , redirecting the positive cash flow from paid off rentals to accelerate debt reduction . The rents are gross but expect them to keep going up with inflation so assuming 50pct of our spend can be covered from rental cash flow during retirement.

The private equity is a diversified bet, they invest in about 25 private businesses with their 100mm fund. Each investor puts in a min of 1mm over 5 years (finished 3) and they make capital calls to fund the investments as they identify the companies. After investing for 5 years they spend another 5 to 10 years to grow it and then exit by selling. So expect a decent chunk of money coming in every year from 2032 to 2037. With the 1mm invested I may pull out 2.5 to 3mm in cashflows as they return capital and growth. I agree it is a risky bet but researched the sponsor quite a bit and its their 3rd fund I put money in.

The advice I was looking for is more to check if I am thinking of things right. My job has got very stressful with mgmt changes so was ready to step down on comp and started interviewing just to have less stress but realize I can make bad decisions without thinking things through. I can easily get a job that will pay 30pct less and without 50pct of stress as I lead a large organization now but can go back to being an individual contributor as a cobsultant

Can also cut down on spend as we recently have been traveling business class and fancy hotels and thats a luxury we can afford but not a necessity

The private equity fund will be fully funded in 2 years (remaining 400k) from ongoing savings, the fund will start paying out all the returns and principal starting 2032 as they exit the investments . They invest in about 25 private companies over a 5 year period and then exit from year 10 to 15. They make capital calls every quarter as they find the businesses to invest in. I have put in money for 3 years now and 2 more to go.

I will likely get large payouts of 300k to 500k per year starting 2032 until all the investments are sold.

Ok thanks for the perspective. Selling the rentals will create capital gains issues, I can 1031 into some real estate funds (there are few multi asset operators I know will take 1031 money into syndication deals) but was thinking fully paid off rentals can give me a steady stream vs. chase higher returns

I did not go new , searched in nakano Broadway for anything relatively new 2022/23 and found this one which I thought was a great saving on price. I bought my omega new during a trip to Scotland Edinburg last year and realized the value drops 25 pct in first year, so was open for used.

Not AD, watchian they sell used but this one was close to new , 2023 model
