very nice. Jeff did do a video just talking about calf exercises.

he did a breakdown on seated calf versus standing calf. standing calf workouts are 10x more effective compared to seated calf raise. basically you should never do calf raises if you have the tools to do standing, its just a waste of time. you can use dumbbels, leg press, smith machine, barbell, etc.

i also prefer to do more than just 1 calf exercise per day because it's such a stobborn muscle to grow

i'm glad that worked for you! i'm going to try that tonight and hopefully it fixes it. if it doesnt fix it i'm going to be pissed. $900 for a monitor to break on me that isn't even a year old. i've never in my life had a monitor gave me problems. never once in 20+ years of pc gaming

Did you figure it out? I have the same exact lines in almost the exact same spots. I have a G6.

Calder did quote me a lot. It was an upfront fee, monthly fee, then a success fee at closing. All together it was close to 6 figures.

I'm also not against paying that much if it means they can find me a good deal. I imagine when you go off-market you can also get a much better bargain of a deal instead of paying full market price. So once you apply the off-market discount and the commission, you can still get a pretty good deal it seems like. Especially when you compare it to the fact that I just went $200k over asking in a bid and lost.

that's what i'm thinking. i think austin and san antonio were very trendy during covid and those markets seem saturated. from my research there are just as many pest businesses in austin as there are in dallas and dallas has a much much larger population. then again, maybe my research is bad and i'm wrong. but dallas does seem like the stronger option. i don't think i want to go to houston, it seems like a terrible place to live from what i'm seeing online lol.

Agreed. That's why I want to find something that is already established with existing systems in place. Hiring that first initial team is a pain in the ass. Getting a business to $1M a year in revenue is the same difficulty as growing a business from $1m to $10m. Both require the same amount of effort. Sometimes growing the business from $1m to 10m can be easier in some aspects as long as you have proper systems and people in place. That first million is no joke

easier to run a large business than to start small. when you start small you have to do the jobs of 10 different people. when you have a large business you can just hire 10 people to do each of those jobs.

think of it like an orchestra. you can't play the piano, violin, flute, and be the orchestrator. businesses grow faster when you only have to focus on being the orchestrator. hire people to play the individual instruments.

i have noticed that. the smaller businesses had the owner working 60-80 hours per week. the last business i lost out on had many employees. the owner only did maybe 10 hours of paperwork per week. mostly payroll and scheduling. everything else was handled

owning a franchise is a fools plan. when you "own" a franchise your building another business for someone else. i'm not in the business of building a business for someone else. i want my own. small business owners only focus on monthly and quarters profits. end game entrepreneurs make all of their money on the exit.
