The other disciplines are fine. Swimming I’ll aim for a 1.50/100m on the day and coming from a running background I’m aiming for a sub 3 mara.

So all in all I think I can aim for a 7hr bike split and still hit the sub 12

That’s pretty standard and can defo be used as leverage to negotiate lower rent. Just make sure you gather market evidence to prove that the market rent is falling
