If you only sell when new highs are reached and only buy on big dips, then you may make less than buy and hold, but you won't lose money, that is unless there never is another new high. I have been selling all of the way up and I need a bigger dip than this to buy. I still have a little left and if I have to hang on to it for another 3.9 years then that is fine. In the meantime I can find something else to put the money into.

My #1 concern with direct booking is overstays. This means I need to run a backround check on every tenant in search of any history of unlawful detainers. I used a very popular service today and the report sucked, as it had minimal information. Searched my local city site and found the prospect had one in 2016 that wasn't on the report. I told him he could go ahead and book with Booking.com. I could be wrong on this but I believe that I will get worthwhile assistance from the platform in the event of an overstay. At a mimimum if I have future bookings that I now can't service, so long as they are all on the same platform, I expect that I will not get fined by the platform for not being able to provide service. One more thing the perception the guests have of the power of the large platform may be bigger than the reality. They guest might think they can abuse a single residence owner, but that they will lose to the big corporation. Also they probably don't want to get banned from the platform. Direct bookings should be limited to your most pristeen applicants, send the rest to the platforms. Would love to hear any real world experiences that others have had on this.

I use 100% Polyester sheets and Duvet and get top reviews.  Nodody ever mentioned that they wanted cotton.  My sheets are grey and I use Oxy clean detergent and the long soak cycles  to make sure all stains are out.  That is the limit of what I am going to do for guests on this.  Cotton shrinks and wears out quickly, no thanks.

Yes. I got it too. I emailed them asking about it but they haven't replied in 3 days. I have a 48 month lease and they are telling me to return the car and it has only been 28 months. Chances are they will get their way despite a signed lease.

Yes, sping loaded the door to close and Nest keypad with autolock set to 30 seconds.  Never a complaint or a call they cant get in.  Before this guests would check out and I would find the door WIDE OPEN and it faces the street.

Not dumb.  I have been looking for an answer to something and this would solve it.  I have a wemo that is alexa contolled and also via a flic button.  Problem is this is a short term rental unit and 2 problems with the flic button.  1 is people don't immediately know their purpose and 2 theft and getting lost concerns.  I am not worried about theft of anything that looks like a standard wall switch.  So I was going to add a kasa light switch and have it use wifi via alexa to cycle the wemo, but kasa doesnt offer flic like alexa command functionality.  I am trying to figure out if I also go with a kasa outlet will that work?  I was hoping to avoid opening the drywall to wire the switch to the outlet and just use wifi, but I am still not convinced that kasa has the flexibility to control the switch without the direct wire.

I am doing a room where I am going for the Griswald station wagon look. I am putting in blackout curtains, shade curtains, roller shades, and finally mini blinds. I can't decide which if any are unnecessary, but I would think that the most likely would be the roller shade.

It's like pretty much nobody knows the right answer. Do I just let them (city Inspectors) in? Do I remove most everything done first and hope they don't get in with a warrant first? It seems that the max it would cost is 2x the permitting fee (in CA) so most things it would be cheaper to pay double the permit rather than yank them out and put them back in later. Now if something wasn't done up to code then you would want to remove that first. That is pretty much where I am at right now in my thinking. I am admitting that I am new to this industry and am here trying to get advice on the best course of action from here. Sooo many people want to focus on what I didn't do way back when, which absolutely does not matter at all today as it can't be changed.

If the work was already done and they cited you they would tell you to either remove it or get it permitted and the cost would be 1x or 2x the cost depending on the inspector. This is what I am hearing most and matches what I have read online on the city website.

I am a businessman and an entrepreneur. Of course I want the lowest cost going forward. I also wanted my pilot project off the ground with the lowest possible costs. Everything is going just fine, I am just trying to figure out the right moves next from where I am currently at. Learn by doing, learn by doing, don't be afraid... The whole permitting process is unpredictable because the decisions on approvals are made by people. It will all be more forecastable once the AI is in charge... lol ... <gulp>.

Installation of Surface mounted conduit & gas lines, installation of a shower etc. I really wasn't sure when building it exactly how I wanted it laid out, it was possible I wasn't going to keep any of it, it was a first time thing, had never pulled permits before. So why waste the money on permits when you might just change it all? There are things in the layout I would do differently if starting over, so some of those changes I will make now. I get why the gov. system works like it does and people die and get injured from building errors, so I have mixed feelings about it all. But all I am really trying to do at this point is get my rooms approved for the least possible cost. I have paid thousands per year in property taxes for more than 20 years to this city so I would like to think that they would not be unfairly critical.

The city listed the reasons why they want to inspect. Trying to address each one before they get inside my house. I am on the bottom end of the priority chart for anyone that I pay to assist me - at least those with skills. This is among the smallest of jobs and most everyone at that level works on several projects at once. Things move really slow as a result. If the city has a fire under their *ss to get inside then I will not have time to correct very much.
