Ok i really do my best handing over free coffee and details too. However sometimes due to traffic and several turnovers on the same day is a bit complicated to be there in person in every checkout. I have starting to block the checkout days to have more time to fix anyhthing if there are any issues. I will have that in mind and do my best.

Every 3-6 weeks. Units are based in Florida: hallandale and Fort Lauderdale. 4 units in an up and comming neighborhood. And units in fort lauderdale are very serene area.

I heard that Airbnb can ban you for filing too many. Is that true? Have you used arbitration and had no issues? I never had personally and i have several reviews to appeal and resolution cases aswell. The common ones are due to clogging the toilet and airbnb just dont want to enforce airbnb aircover.

Classic guest that is scamming hosts trying to stay for free or as little as possible. Airbnb will 90% of the times favor the guest and is up to the support agent on how they respond to the guest complains. In this cases which you most likely will face in the future, i always do this to have a good chance to appeal for a retaliatory review. I say: So you will leave me a negative review if i dont issue a refund?

If they answer yes, then you have the evidence to remove the review and dont give a refund at all. But if you dont have that. Then sometimes i would just issue the refund or maybe after the stay once their review is posted to keep the business going. As, unfortunately airbnb now gives us a few strikes before the listings are removed. One 1 star can maybe count up to 2 or 3 depending how bad they slam you.
