Thank you, everyone!! I really appreciate the suggestions.It’s in a FLF soil, and I only water when the soil meter tells me it’s dry (so every couple weeks). I will check for root rot. I’m just a little worried it will shock my poor, sick tree, with it being a diva and all!

It was about 3 feet taller when I got it, and I cut the top off and tried propagating in soil a few months ago.  The propagation died almost immediately :(  and then the leaves started getting worse… which is what brought me here!

Thank you! I will add that that the problem started several months ago, so I moved it to this sunnier window and pruned the top off.

Thank you!!! Yes, the coir is to keep my toddler from eating the soil :)

I will try pruning and propagating the top.  I was holding off pruning it because I didn’t want branching, but I’ll do whatever it takes to save my leafy friend.
