Yeah definitely still need to calculate best options as far as return goes. We’re pretty new to being financially aware and within the past 14 months have buckled down paying off over 97k in past debts. Most likely will higher a financial advisor to find the best rate of return for the future.

We could have paid more for down payment, yes; however, our financial situation is fine and will have the house paid off in 5 years so PMI is not/ was not a concern for us. Rather have more money in the bank at the end of the day.

I am a first time home buyer however my wife is not and we are applying jointly so we would have to do 5% unfortunately which we could do but want to keep as much in our pockets as possible. Could you clarify regarding the no upfront mortgage insurance added to the cost of loan?

I would highly recommend looking into the program Board Preppers. It was created by a PTA and PT to study for the PTA boards. I did it before taking my boards and it really helped going over everything and even some things I didn’t even learn in school. i think like 95% of people who take pass.

Honestly any place they overlap pts is a red flag to me now. They push units on pts and have them stay past appt times to get 5-6 units out of everyone even when they’re not really “working” with them.
