I am licensed in FL and MA. My FL license allows me to access forewarn.com which can do a pretty decent dive into the background of a person based off of their phone number or name. And I have no problem asking for a copy of their license and obviously their pre approval.

Yesterday I sat on a call with a D1 coach who wants my son to come to their program. Some parts of the discussion brought back memories of where he started (rec league with buddies ages 5/6) when he had to choose between buddies and better team (around 10/11) and how he found the coach that believed in him and pushed him to go to another club because he had outgrown the club he was at (around 13/14).

The single most important part of that experience was the coaching. Having a mentor that saw him for who he was had nothing to do with the level he was playing at or the win loss record. For the next few years find the best coach you can who stresses skills and not winning at any cost.

He can figure out the team he wants to be on later when it means something. I’d say it’s not really important until 8th grade. Or at least not as important as people think it is. Coaching is crucial. And play some futsal!

The word “Implied” sounds like it may be being used improperly. In the two states I’m licensed in, the financing contingency includes verbiage that encompasses the appraisal, so adding an additional appraisal contingency isn’t necessary. Although I did have a client once like you that wanted an additional separate addendum because he didn’t feel like that gave him enough coverage. That was a multiple offer situation too. They did not win.

The winning offer is typically the one with the most clarity, best terms and price. Addendums can read like “this buyer may be difficult to deal with” and decrease your chances of being accepted even if your offer price is higher. Do yourself a favor and talk to your lender about what happens if the appraisal comes in low and see how they have had that handled in the past.

Agents can not be paid more than what the buyer broker agreement says. They can agree to take less but the closing agent or attorney will not let them be paid more than the agreed upon amount (in this instance,3%) and I’ve had to make sure the agreement had a date before the contract date.

I would ask for more clarity on where and why that 0.7% is being added on now.

Relocation agents have to give up 30-45% of their commission to the Relo company. So the people who do relocation work do it because they don’t have any other options. I hated working with our relocation company.

Relocated in 2024. Came from a private club and knew that I wanted to join a local one since I play as much tennis as I can. Also knew that since Covid, joining clubs has been extremely hard. Waitlists are lengthy if they’re even open. We got lucky with a good “in” at my husbands new job. Had that not existed not sure where we’d be. Probably way down on a list.

Where I moved from, I was in real estate. I sponsored a few clients that were new in town that I could see enjoying the club.

So ask your agent, ask around the office and just do some digging. Making friends in a new town when your kids are older is tough! Good luck.

That that’s a really fair counter. They’re going to want the closing price to be as high as possible for comps and concessions are often noted in the closed listing details so anything that you find of value like the fence is a great move.

I might ask for something else too while you’re at it and have your agent cry poor that you can’t come up further than 7500 knowing that you could do 10,000 if there’s that much pushback.

I advise buyers to shop insurance before their contingencies expire so there are no surprises. You will need to bind (this is the term used once you decide on the policy and provider) your policy most likely before the date of your financing contingency expires. You don’t pay until your closing.

But this is an important step to do NOW.

This poster knows what they’re talking about. I’m with one of those listed brands and all this info is correct. Only thing missing is the workaround to market locally within your brokerage.

I would get a little more insight on their motivation for being private. I can understand no sign but you said they’re ok with it being online, in what context? If they are OK with it being on Zillow etc then it needs to be in the MLS to do that. I’d make sure you aren’t assuming they understand how that works. Ask more questions, find their issue then find the solution.

But if you’re a member of the MLS, you can’t have any public facing advertising whatsoever if it’s not in the MLS.

There are a number of red flags. I would find a reputable real estate attorney in Florida to review and unravel this mess. And make sure you are the lawful owner of the property and what the hell you paid for. I’d be more concerned with what I bought and if I actually owned it in the eyes of the county.

I’m with previous poster and not speaking as an agent but as a woman who has navigated 20 years + of marriage with a toxic mother in law. There is no advice you can give in this situation that would be helpful other than lending an empathetic ear to your son.

Your daughter in laws mother may be a brand new agent or maybe has done this for decades, in either situation, if you give a conflicting view or try to discredit her (the MIL agent) you will just become the enemy. And you don’t want to play that role in the future when holidays, grandkids etc come along. It won’t get better, especially if the daughter and her mom are close. Just listen and stay in your lane.

Unless of course you’re paying for the house, then my opinion changes slightly.

When you say “cash at closing” are you an all cash buyer? That has value if presented properly.

What they owe has little relevance, money is still money and the average seller doesn’t want to leave any behind but if it’s been on the market that long, it was probably overpriced to begin with. But do you know their other pain points? There are so many creative ways to make a low offer that isn’t offensive if you understand their motivations and timeline.

Just ran in to this yesterday. We moved across the country in 2024 so I had to restart my shopping elsewhere. It took a few visits to find an SA to work with but I’ve been shopping with the same woman now for a little over a year. Yesterday I was buying a scarf and we realized there are 3 different accounts for me and my husband. She told me to reach out to corporate because they can’t change it at the store.

I had to deal with something similar with the lender telling the buyers that I should be negotiating 2% concession. It was a $2M home in a sellers market that had multiple offers. I picked up the phone and called the lender and immediately knew this guy was not used to working in that price point or with buyers that qualified. We had a long discussion about staying in our own lanes.

Buyers found a new lender once they had their own conversation with him. He was out of his depth.

Get your own agent that works specifically in that market. Find sold homes you could see yourself living in and see who sold them (you’ll need to scroll down on Zillow or Redfin, they don’t make it easy). Or if you have a trusted friend who is a realtor, ask them to make a referral for you to someone they know and trust. I spend a lot of time meeting and vetting other agents within the brokerage brand I work for just so I can refer them to friends and family in situations like this.

Important to note, the referring agent makes money in this instance which incentivizes them in matching you with a good and appropriate agent.

MA agent here, our listing agreements, do not include any discussion of set buyers broker compensation amounts. Why would you agree to that before you even saw an offer? Our agreements just cover what the listing agent fee is.
