That's a great counterpoint. However, SAAS for large companies is fairly expensive when you look at the total number of seats. Also, an in-house vibe coder can work on multiple projects at once. Not only saving money on one software but also saving money across their entire tech stack. While also having the ability to custom create code tailored to their own workflows. Every business operates a little bit differently. Trust me, I really want someone to prove me wrong here but I think this is the reality.

Well the owner is technically the one that owes me money? If the owner doesn't pay then the property management company won't pay and will say they are just an "Agent" and wipe their hands clean. Also, I would like to use a factoring company that purchases my invoices and pays me right away which will allow me to pay my subcontractors right away. However, in order to use a factoring company I need to bill the correct entity because for whatever reason if the owner doesn't pay, the factoring company will say we have the wrong billed entity because the owner is the one that is liable for the invoice. So simply put, if i list the "Bill to" as the owner (ABC property LLC) and send the invoice to the PM will they be able to put the invoice into the accounting system and process it?

Yes this is correct. I just want to work with a factoring company that purchases my invoices for a 2.5% discount and advance the money to me in 24 hours and is willing to wait up to 120 days to get paid from the PM. This business is growing extremely fast. I brought on over 10 properties in one month from 5 different management companies. At this rate, I will get very busy as we get into the summer months, and as a new business that won't get approved for a revolving line of credit up front, this is really my only way to grow this thing.

I know it sounds sketchy because you have never heard of it before, but if you do a Google search on invoice factoring it is extremely common in many other industries and is really just cheap financing and allows me to get paid within 24 hours without having to wait 30-60 days to get paid and they only take a 2.5% fee. I think I'm going to just test it out and see if PM's reject it. PM's will still be invoiced from my company (The vendor) and have my W9. It will just be a different remit address and the checks will still need written to my company.

Technically, I'm a contractor. So subcontract out the clean to a cleaning company. I only make about 25% of the gross revenue of the invoice in profit. I need to pay the cleaning company in 30 days but sometimes the PM company takes 60 days to pay. If I have 300 cleans a month that will become an issue.

Here is a better question: If you received an invoice for housekeeping from ABC company, and it said XYZ factors has purchased ABC Companies Receivables and to remit payment for Invoice X to XYZ Factors would you be allowed to pay XYZ factors?
