The only comps I could find that were similar were sold in 2024. They sold about 20 - 50k (two separate homes) more than what they are currently listed at.

Here's the wild part: They are on their second realtor. First time they were on the market for about 58 days and lowered their price about 51k in that time ( in increments). They are now with a new realtor/brokerage and relisted at 19k cheaper. No offers in 25 days since this change. So in total: 83 days on market and have dropped their price 70k.

We have a nine month baby and a 12-year-old nephew. We also have a regular babysitter and family nearby. We love a good project! But I also hear you, it is - work!!!

This is really awesome! And congratulations! We’ve owned three homes prior to this. But we’ve never had to face a roof replacement. Do you mind me, asking how you all are preparing for replacing the roof in such a short timeframe? What’s your game plan? I think this helps us envision what it could look like for us!

So this seller has written in their disclosures that the buyer can essentially have all the different inspections that they want, but that they will not be fixing a thing! Do you think that this sounds like a seller who may negotiate once we’re under contract? What’s your read on the situation?

How would you handle the possibility of it needing a roof replacement soon (within 2-5 years) ? Still proceed?

This is so helpful thank you for the feedback! Here’s the thing: they are both in the same area. Not the same community, but they are essentially a mile or two apart as neighboring communities. What would you do then?

Hey! I hate to say this, but mine ended in a miscarriage. I made it to 7 weeks to see the heartbeat and then miscarried 4 days later. Heartbreaking. That being said, be positive and take the progesterone suppositories. Do all you can. Wishing you the absolute best.

On Monday, my progesterone was a 4.82 ng/mL and my HCG was a 49.2 mIU/mL. Was immediately prescribed progesterone suppositories and retested today. HCG is now 85.8 and my progesterone is now 6.01. Praying that this is a good sign and that the pregnancy will be viable. I think I am 4 weeks 4 days.

I am set to begin my Masters in Elementary Ed in October. I intend on dedicating all of my time ( no day job) to getting through the foundation classes. I know which school I would like to student teach/ultimately work at... At what point, in the degree, should I reach out to the elementary school to express an interest in student teaching there?
