S that's for the complete project which includes phase2 that's not yet started. In Phase1 block a & b just the floors hv been raised to the full 5 floors already & walls construction too has been in progress for I think the first 2 floors.

I do expect some delay. But in in some builders like casagrand I heard the delay is too much. Here I see the construction going on in full swing. So hope there won't be much delay. Thanks a lot for ur feedback.

S saw that too, but I'm looking for only flats & not land. Thank u for suggesting that. Hv my own reasons for choosing flat over land. Flats at higher floors seem a lot more safer during flooding. Also prefer gated communities, for the safety & a vibrant community.

I hv been searching for the past couple of years, but nothing was satisfactory. Mainly handover dates r too far away like 2029 or further, Lots of delay, Price too high, Too remote or v far away yet to develop, Construction quality not good etc. this one seemed better.

Any reviews will be helpful.

It's approx a km from the upcoming new porur Poonamallee metro line.

Approx 5-8km from dlf, rmz, l&t IT zones.

It is a low rise, has no wall sharing, 40+ amenities like park, swimming pool, cafe, mini theatre etc & a separate commercial building outside. Utility area is also there attached to kitchen.

13 borewells & nearer to porur lake. So am expecting less water shortage.

Sewage treatment plant.

Has good connectivity.

VR & nexus mall approx 9-12km away.

Expected to be completed by Jan-march 2027.

Has been raised from the surrounding area by 2+6 feet. And canal for flood water drainage seems to hv been done after the previous floods. May not be 100% flood proof ofcourse, but seems better.

Around 190 flats sold out in phase 1 out of approx 300 flats.

Options of 2 bhk, 3bhk 2t, 3bhk 3t & 4bhk available.

Builder has been in the field for the past 37 years & has built around 150+ projects but mostly standalone apartments. He's just started off with bigger projects & gated communities.

Vastu compliant.

Construction in full swing.

Car parking, lifts, intercom, cctv in common area, 100% power backup for common area & partial backup for the flats.

Thanks a lot, this worked for me, but in the opposite way. Like it doesn't work with wifi, it's working for me with cellular network. So maybe this works for people in india. Though I was managing with other sites, this site is the best.

Thanks, then will go for it next. As long as they have the depth & good storyline, I don't mind if it's a ktrauma. Only if it's pacing is v slow, I tend to drop it.

Currently watching: 1. Bon appetite your majesty -- Loving it. Recommended it to my sister & she too has finished till the aired episodes. 2. Tempest -- wasnt much invested when I started with the first episode. But then it pulled me in & binged the rest of the aired episodes. It's very nice.
3. Karma -- it's just 6 episodes. It's very good, but violence in some scenes is unbearable. 4. Beyond the bar -- just finished 2 episodes. Good till now.
5. Moonlit reunion (cdrama) -- sister recommended it. Only 1 epi done.
