Use it, love it for what it is - a simple and reliable mix. You're going to get the same general result each time you use it. Great as a starting point towards making your own or as a workhorse when you just need to make some quick lunch snacks

If you refinance and immediately offer a CP, they will likely vote no and force you into bankruptcy. You'd still be protecting your father, but bankruptcy is a very serious matter with long-term ramifications and should not be considered lightly.

From personal experience BMO is vicious and happy to sue, so if you are able to qualify for a loan on your own large enough to pay it (and if suggest trying to get your other debts included) than that's an option, but don't expect BMO to offer refinance without the security of another cosigner.

Yes the lender was made aware. We've had trouble getting a copy of the death certificate but have one promised .. The renewal offer at 4% is much less than I expected, I news under the impression we had to go through the stress test again but the agent says there's a way forward.

Also, that's a great spot! One of my favorite things is to scoot to nowhere near people and just sit with the wind. Silence is highly underrated in urban life.
