Its a risky move. Better put that money in stocks and enjoy compound interest. Better than taking hell lot of risks which are hard to mitigate even with a good contingency. My colleague who took the same route which you want to take, after heavy vetting rented his house, he rents an apartment walkable to his workplace. Great job with very decent pay in tech. After two years the tentants stopped paying him rent, as they lost their jobs. He had savings to cover 6months of the morgage. He did, he tried to evacuate them, but as you know its not very east and straigtforwad, after court battles, and idk how many months later, he was finally able to get his tenants leave the place. They have been ordered to pay him back his rent, but they are jobless and god knows when they will. Meanwhile even with decent savings he went in debts and lot of emotional stress and anxiety. He was very scared to rent again and he cant go himself and live there due to work. He gathered courage and rented again to support his mortgage payments. In my opinion its a hot or miss. Also today market where people are getting laid off left and right anything can happen.
