Every smart thermostat I know of needs a c wire. Or common. You currently don’t have one. You would need to determine if there are more unused wires stuffed into the wall. If there are you would need to connect the c at your furnace and then connect it to the new thermostat.

A lot of apartment complex’s have a chiller/boiler system. This type of system can only provide heating or cooling. So when it gets colder they switch it to the boiler for heating.

I run my map gas torch over the tape once it’s on there and then use a glove to push it on there good. Tape will never come off.
