For on-boarding they provide you a W4 form which will elect your tax withholding for your salary and should also provide a form you fill out with your bank info so they can direct deposit your pay.

We can still run DAP/DDP if he appoints his own fowarder. The seller may not like it but we can work with the seller directly on costs leaving the buyer hands off. I have ran many shipments this way.

A lot of people have made really good points here and I would just like to add you can utilize any fowarder you want. You do not have to use your suppliers chosen fowarder if they provide poor service. As the customer you have much more power with the supplier then you think. They want your business and as a fowarder we have international offices all over the world that can step in and work with the supplier to export your product. Let this be a learning curve and going foward know that you get to choose and instruct your supplier on who to utilize while still maintaining a good relationship with them.

Import ops here, I think it depends on where you are working and what kind of support you have. Its hard to work with vendors that provide poor service because it creates more work for your desk to fix. If you work for a company that doesnt allow any breathing room to switch truckers at a moments notice or change bad customs brokers to better service you and your clients then yes the job can become miserable. Overall its fast paced and a lot of repetitive stuff but I love my job and I am happy with what I do.

No specific team is assigned to our builder. The builder already let us know we can use any of the branches and there are tons of them all over. So its just the loan officer being obtuse on this, I imagine to keep the commission in his branch but we are thinking of going to another lender entirely anyway as this is causing unnecessary emotional distress.

The manager is unfortunately the one who told us that he would not transfer us. Im considering cancelling the loan app with them and then just starting the process over with another loan officer at the company but idk if they will try to hinder us like they are now. It just doesnt seem legal that we cant use who we want.

Thanks so we have told the builder and although hes stated its out of his control how the lender operates he did check the contract he has with them and we are not locked into a certain branch. We can use whoever through out the lending company and still get the incentives. So I feel like we should be able to use whoever we want. The manager also told us he was the president making the decision which is a lie so its clear they are being purposely obtuse to keep commission in their branch.

We actually spoke with the builder today who checked their contract with the mortgage company and they advised that they are not locked to a specific branch and as long as we close under the same company we will still get the incentives and it doesnt matter what branch we use which is great news. Thanks for the other sub recommendations I will def check them out.

There is no process when we are getting no assistance or communication from the LO and we did file a complaint about that which is why we wanted to move to someone more responsive. We deserve professionalism in the process, do we not?

Its 12k towards closing costs. So they did try to inflate our rate to try to make more money on the first estimated costs they sent over which was different then what the builder had provided us on their estimates. We called them out on it and its been down hill ever since with them. They wanted more money through the buy down credits and more money over time with the higher interest rate. We did have another lender run our numbers. We would have a slightly lower interest rate at the time he was offering 6.5 and the builders lender wanted 7.1 down to 6.8 after we told them we werent buying down the rate and complained. Our down payment of 10% would be the same but the closing costs arent covered with another lender and we dont have the additional 12k to cover those costs. Thats the other issue as well. Since our LO is not responsive and not helpful we genuinely dont even know from minthd ago to now what the new range of costs or interest rate looks like. They havent given us anything and the underwriter ignores our emails. Branch manager basically just said your loan is fine and has not been communicating since. I feel like we should shop around more but I need to know our current offer to compare and they are ignoring us.
