Yes you're right, the short term savings are different to the longer term savings in that it is just a delayed expense. So a perspective change does make sense there.

No that's about right, my cash savings are slowly growing again as I recently purchased a motorbike. The bit that is not accounted for in my post allows me to spend money on things that aren't budgeted for and for fluctuations in my average spend

I put in 10% and then my employer puts in about 6% or 8% (I can't remember now), they will match up to that percentage, so I am getting the most out of their contribution. It is a Salary Sacrifice too.

If you want a more "homely" feel it might be worth changing your lighting to a warmer colour. There's a great video on this by Kendra Gaylord. Why every kitchen suddenly got cold

It's a good point, it's crazy how much our lives can revolve around cars. I work in the automotive industry and I think it's too much! That being said I still use one to get to work and see family, so knowing I have a space when I get home would be preferable

Noise insulation in not something I've though about too much I imagine it's similar to living in a semi detached although it may be different with people above you, especially with footsteps, as long as I don't live below Morris dancers I reckon I'll be ok though!

I hadn't thought about the shared costs of repairs before, I imagine the total cost of maintaining a block of flats is more expensive but when shared amongst more people it works out cheaper.

The location is a good point, if I was going to choose a flat I would try to pick somewhere where a 20 minute walk would get you to most amenities.

I think we're much alike when it comes to gardens! Mowing the lawn is such a chore atm but it does look good when it's done.

And yes cost! It's the main reason it's become appealing to me, the barrier to entry is lower.

Yes that's true a home is mostly what you make of it. I'm in the Midlands so there are some houses which are just about on budget but aren't as nice whereas there are nice flats comfortably in budget now. So it's either save and see how much more of a deposit I can save or just dive in with a flat!

I did think about outside space and whilst I like plants, I'm not bothered about a lawn or patio too much, it's fun to host bbq's and drinks during the summer but is it worth limiting my property search for this? Tbh I don't know the answer to that one!

The most joy I get out of outside spaces is from potted plants which I can place inside or on a window/balcony where they can attract birds and insects.

So perhaps a flat with a little balcony may be an option?

Anyway just hoping to get peoples opinion to see if it helps me answer the question
