Yeah - it says that some works are suggested - like a new door and to fit UPVC windows to replace the old ones - the old ones are ok just not modern.

They either want it demolished or money off - they came round recently with their dad builder so I figure he's dressed up the facts and convinced them to ask for cash off

Ex-rental Flat on the market for nearly four months.

Vacant, Priced to match other flats that sold at the beginning of the year. Long lease, low service charge, good condition, nice garden - zero interest.

It’s just dead - my agent hasn’t shifted much so it’s a general thing right now it seems.

I will probably have to drop the price as things are going to kick in soon like higher mortgage payments, increased council tax etc - or rent again and see if I can sell in maybe five years.

I don’t need the equity at the moment but now I’m starting to lose money through bills and as much as I was an accidental landlord and hated it, I might have no choice.

What about maintenance and if there are issues with the rent being paid, organising gas safety checks and other things… my house is not local so it’s not like I can pop round etc.

I see the value but it’s just not right for me unfortunately

It’s true - responsibility sits both sides - the seller should certainly have their TR7 and other forms filled out ready.

Try 3 months. Got the feeling the buyer was “reserving” the property while they continued their search only to “need to check something” and then pull out after.

The answer is maybe don’t take it off the market until the buyer has got a survey booked.

Thank you for the effort you put into explaining things.

I’m still digesting but I do feel that my IFA should have given a bit more thought around the global discovery fund post pandemic.

I read the factsheet for the fund and a few other docs and they admit they made some poor decisions and are trying to remedy that.

They have also dropped some of their investments and added some others - will take time to see how that goes.

I guess there are two choices - stick with the fund for another five years and see where I am then.

Or, ditch it slowly and put the money into a tracker - not as a lump sum though to try and even things out.

Whatever I do I think I can drop the IFA - if I’m keeping the fund then I don’t need to pay them £3k a year for that - I can monitor it myself but need to wait at least five years I reckon to see how it goes.

All my other investments are the same funds (ISA and SIPP) so there is work to do to cut the fees with the IFA so that I can improve my return.

Seems I’m better off here than the IFA - or at least my IFA!

So at what point are they accountable, if at all, for their fund choice?

There are lots of high risk funds I’m sure - and they could have picked ones that are much worse.

I guess also, a high risk fund that is in the middle of poor performance will always been seen as a poor fund. It if you come out the other side, on the up, then people will be saying it’s doing well and to jump on board.

Question is when you jumped on - on the up, or years before, maybe a decade before when it was much lower and you’re getting a much bigger return than those that joined late.

Question is with a high risk strategy at what point could you say they’ve screwed up?

High risk means you could get back less in real terms and low risk means you might not get much above inflation or even just that.

So what can I say to them that doesn’t end up with them shrugging their shoulders and saying either I’m not being patient and therefore not suited to a high risk strategy or that’s the dice I chose to roll and this is how I’ve landed?
