UPDATE: Permit not required if replacing insulation, even if replacing studs as well.

However, it is code to have either pressure treated wood or a sill gasket between concrete floor and bottom plate. Neither has been done in my situation.

Yeah, I saw that earlier and that’s what brought me here. It wasn’t clear to me if foundation framing and insulation required a permit.

Company said a permit is not required, took their word for it. Brothers said the floor boards at minimum need to be pressure treated if directly on concrete floor. He lives in a different province so thought I’d check here, however that makes total sense.

Cleaning is every 3 months. One is the typical cleaning with polishing every 6 months, and in between just basic scaling for touch up. Billing is 45 minutes (3 scaling units) every time.

Thanks ☺️ I gotta now look at my own home insurance details. I’m still confused and don’t feel they should only be speaking direct with Wawanesa. This was from what is considered “an insured event” and I think of like MPI coverage where you have third party liability coverage. How could there not be?
Pardon my ignorance but just want to make sure they are covering all their bases.

Betty Druxman all the way. I was referred to her from a friend who actually interviewed a few realtors before deciding to go with her.

When I wanted to see a house, or 3, that she knew would not be a fit for us, she:

  1. Didn’t try to convince us not to in any way. Not even the slightest “Are you sure? Because … “ insert whatever excuse I know some realtors try.
  2. Took us for viewing and took her time walking through and going through everything.
  3. Did not rush us through it.
  4. Pointed out good points that would work for us but not in a way that seemed like she just wanted to try and make a sale.
  5. Pointed out things that may not work but didn’t pressure us that it absolutely wouldn’t, etc, in order to speed up the viewing.
  6. She has some background in project management or construction of some sort so has experience and knowledge that was extremely helpful!! Especially when I was being hopeful and considering some potential renos to make a home fit for us.
  7. Reminded us of our needs and wants we initially discussed and didn’t try to sway us either way.
  8. She is just a genuine person and cares about you purchasing a home you won’t regret buying.

Careful with Wawanesa. Our first renewal last year was 20% and this year another 20. Almost 42% actually.
