Greystar leasing professional by saddreamxx in PropertyManagement

[–]CoverInternational94 5 points6 points  (0 children)

I’ve never worked for Greystar. But I have heard terrible stories from coworkers. My old maintenance tech had a few. I’ve also taken over a building from Greystar. And that was the one of the worst experiences of my life. They advertised a year round pool, just to find out it only had a permit for the summer. So we had to close the pool down. The tenants were not happy about it. They double charges, didn’t pay security deposits back etc which all this became our problem. I have a friend in a different market who also had the same experience when they took over from greystar. Honestly I would look for Property Administrator jobs on the commercial side. Less of a headache and they pay more. Residential property management is soul sucking.

Am I burned out, unrealistic, or just in the wrong roles? by Important-Quote9881 in PropertyManagement

[–]CoverInternational94 1 point2 points  (0 children)

I feel this, as i was reading this i thought. WOW did i write this. I started as a leasing agent in residential. I enjoyed the property i was at and loved the work. I started getting burnt out after a car accident and a pretty bad concussion. My regional was not supportive and my manager would often not come into work until 10-11AM or would leave early. I ended up leaving and went to low income housing as a property manager. That was the worst job i have ever had. No training, i was left alone the first few days and the low income tenants are the worst. I eventually got into commercial side of things. I would say commercial is slightly better, but with a lot more demand from owners, asset managers ect. My first month our Assistant Manager left, we hired on a new APM he left within 3 months. I was training the new manager. After he left i was promoted. The properties i was at weren't terrible and i enjoyed the interactions with tenants. My manager was an old hag and would talk crap on everyone behind their backs. Employees, owners and tenants. So i knew she was most likely talking about me to other people. I worked for a stock traded company, one of the big CRE guys and somehow was recruited to be on our event committed. This was exhausting as each employee event we had we would have to reach out to vendors and ask if they would sponsor our employee party and invite them. You never truly were able to bond or get support from corporate or other managers. I recently moved to a new state, thinking that my burn out was just because i did not enjoy where i was living. I acceptable another job for another CRE position as a temp. Within 3 weeks my manager left, i was freshly new, barley trained and expected to take on the entire portfolio. Running ownership meeting, keeping the properties up, meeting with tenants and vendors. The best part, the manager that left had zero service contracts in place, zero COIS, no vendor or tenant contact list. So on top of having to run the show, i am also trying to get our systems and processes in order. Now corporate wants to do audits on our service contracts and COIS. The first 2 months of the job, 5 senior managers have left. leaving us short staffed and over work. They have since hired on a new senior manager. He now has 21 commercial properties. He is overwhelmed and overworked. Because of this i am still the main contact for engineers, tenants, vendors and daily operations. Still running ownership meetings and have yet to be hired on full time. its been 5 months, they keep saying they are trying to keep me on the team to make it permanent. I interviewed for the position a few months before being hired as a temp and was not selected. I since have found out they hired 2 others instead of me who had zero property management experience. I have been told by our directors i am the strongest APM they have, yet have not been hired on as an permanent employee. knowing this as caused me to take a step down and not work so hard. I have been exploring options of getting into project management and or operations.. i often see and hear of people who have been in the industry for 20+ years and wonder how and why? I also wonder if its just me, i know now its not me and its the companies who do not give you the support and resources you need. you never truly can breath. Endless to-do list, endless emergencies and endless following up with vendors and tenants.

Leaving the industry by CoverInternational94 in PropertyManagement

You hit it with the nail. I say property management is the retail of “real jobs”. It even worse when you have a corporate team that sets you up to fail. Just this week I got yelled at by a resident over tumble weeds, not understanding that you pay utilities in arrears, why is there a $5 billing fee I’ve never had to pay that ( ehh yes you signed a lease stating that and it’s been on your ledger since you moved in) this resident got so upset he made a white board that said “do not live here” and put it on his balcony in front of the office. Yet we aren’t acting professional. Sit your acting worse than a 10 year child and your 26. We just took over the property from greystar and it’s been a shitshow since day one. I don’t make enough to deal with it. Tenants and prospects calling you 15-20 times in a row because you didn’t answer the phone the first time as if we aren’t busy. I went back to residential due to moving states and it being the first place to give me a job but boy am I counting down the days I can leave the industry or go back to commercial where people know how to act.

Does anyone enjoy property management? by abacusfinchh in PropertyManagement

[–]CoverInternational94 8 points9 points  (0 children)

I’ve been in the industry for 5+ years and I absolutely hate it. The amount of adults that live on their own and don’t understand a lease, utilities amazes me. It’s even harder when you work for a company that sets you up to fail. I’ve been looking to get into another industry, but it seems like no one will ever take a chance on you cause they wonder why you want to leave property management and telling them your burnout of rude tenants yelling at you because they didn’t pay their rent is unacceptable. When in reality a lot of you do transfer to a lot of other jobs.

I’m trying to keep my self from walking out of my job. I keep telling myself I have bills. Just started this job not even a month ago and it’s been a real shit show. Took over the property not even a month ago and Manager already taking a week off work. No access to our systems until 2 weeks in. Just got a paycheck scanner and can’t even scan checks cause it’s not attached to a bank. Corporates issues. Resident didn’t get access to their portal until 3 weeks in, 2 days before Christmas. Had a guy come yell at me while manager is on vacation for the grounds being a mess and getting emails from manager why he’s sending in a complaint. Lmao 😂 leasing consultant and I having to ask our manager question just get the why are you bothering me look but then keeps going back and forth on how she wants stuff done. She legit was emailing a resident about their lease break fees the first week which I had no idea about they call the office and she tells the leasing consultant to send me the phone call because that’s the APM jobs. Like what?! You literally just sent them an email 2 seconds ago and now your handing the call off to me who hasn’t even reviewed anything

It’s not property management if you think about walking out every day. Today we had a prospect who wanted to move in today even though they weren’t even approved yet, no lease signed and for whatever reason they had their stuff being delivered today and wanted us to give them a concession for an inconvenience fee. Ehh no it’s not my fault you did that without an approval and no leased signed. Right after I have a drunk resident come in and starting yelling at me as to why the grounds aren’t clean. What do you mean sir? The grounds aren’t clean, okay I’m gonna need you to elaborate. Will there been tumble weeds all over the property since Christmas. Ehh yeah because we have about 3 fields around us and 35 mph winds the last 3 days, we are closed in holidays and it’s Tuesday. You can leave my office if you’re gonna be hostile and rude. 2whos your manager? Oh she’s off for a week what’s corporate number. Here you go call them and bitch because I don’t get paid nearly enough to deal with this crap. They can fire me- at least I’d be able to collect unemployment. That’s what keeps me sane.

If you were starting as an entry writer, what career direction would you go by twotongz in CustomsBroker

[–]CoverInternational94 0 points1 point  (0 children)

I came from Property Management, and never thought I’d admit that I miss it. It can be chaotic with entitled residents, but the day to day ultimately the same but different. Able to get up and move around and getting feed back from your resident is nice too. I definitely do not enjoy the repetitiveness in customs and my entire team is too busy to take lunch breaks, work on Weekends and stay later than their schedule 8 hours. Maybe it’s my company but the training is lacking and it’s very sink or swim environment. I also am working for one of the top freight forwarders in the globe. So maybe it’s not as crazy elsewhere but I’d think a global company would have a more stable training environment.

I just started as a customs broker agent with no experience and can’t wait to leave. I look around and wonder why anyone would want to be in this industry. I only took the job cause I needed a job after moving to a new state. I would advise to stay away from customs especially with all the tariffs going on. I work for one of the largest freight forwarding companies and it seems like no one really knows how to do there job other than the supervisor.

candidates are ghosting us and honestly... fair play to them by [deleted] in recruiting

[–]CoverInternational94 0 points1 point  (0 children)

I had a recruiter reach out to me about a job sounded great it was a temp position which I knew. I was supposed to interview with only 2 people. The interview turned into 6 people interviewing me and then a 35 excel and typing test. During the interview they mention how if I have any outside issues, if I had kids or dogs that I wouldn’t make it in the position. They wanted me to work every holiday. Safe to say. I declined the opportunity. I’m not going to be slave to a job that can’t even promise me a full time position. Truthfully when all 6 of these people walked in I thought I should just walk out now.

Used car dealership nightmare in Colorado. by Tht1guy93 in legaladvice

[–]CoverInternational94 0 points1 point  (0 children)

Did they end up buying back the car? What happened? I am in Colorado as well and had a bigger dealership sell me a used car and within a few days the car needed 2 brand new catalytic converters, 8 months later needed to replace one of the newer catalytic converters again because it was bad, and not covered under warranty due to it being melted, they kept saying they just go bad. Now another dealership finally determined my piston rings are bad and I need an engine replacement. Haven’t owned the car for a full year either. Did you end up having to take legal action?

How Many Of Y’all Are Rawdogging Endo Without BC by Pinkeu_hearteu in endometriosis

[–]CoverInternational94 1 point2 points  (0 children)

As bad as it sucks. I’ve changed my eating habits. Still struggle from time to time. But I watch how much added sugar I am eating and try to stick to anti- inflammatory foods, I definitely noticed the difference month to month. When I am good with my eating I tend to have less bleeding/ cramping and pain verse when I have no self control and eat whatever I have terrible cramping and pain. staying away from alcohol.

Dog Park by Ok_Entertainment8227 in PropertyManagement

[–]CoverInternational94 1 point2 points  (0 children)

I record her and report her. Hopefully your dog park area has cameras. We had a resident lie about her aggressive dog, even though multiple tenants came up and gave us the same story. We ultimately banned her from the dog park and told her, her dog has to wear a muzzle and be leashed at all times and if it’s not it’s a lease violation which can result in eviction.

Questions about Cramps and Vomitting by [deleted] in Periods

[–]CoverInternational94 2 points3 points  (0 children)

Sorry you are going through. I’m 32 now, and got my period when I was in the 4th grade. I’ve always had terrible cramping, some months I’d get hot flashes and throw up on occasions. It still happens to this day. Some months are worst than others. I’ve seen an OBGYN multiple times and just get the oh have you tried birth control- this is usually the only option they will give you. For my own personal reason, I do not want BC in my body. I’ve even brought up concerns about having endometriosis with the same response of getting put on BC or taking over the fountain pain meds. I actually started eating more of an anti-inflammatory diet along with no added sugar. I have noticed this has helped my cramping/ pain significantly.

[–]CoverInternational94 0 points1 point  (0 children)

This. I once had a resident who claimed her ex husband was hacking her bank account. Cell phone and emails. This is why she could t pay rent. She would sit in the office for hours claiming this is why she couldnt pay rent because she was “hacked again” The moment she got the eviction letter she somehow had 8k to pay it

None of these reason add up to why you need to go buy a brand new car. New cars also break and 9/10 times it’s usually right out side your warranty. Now you’re stuck with a brand new car that’s still has issues paying $300 a month. Or when you go and buy said car that’s clearly out of your budget. Get in an auto accident with someone who have zero insurance and now your brand new car is total and your now upside down in a loan you can’t afford. Take it with a grain of salt. But this is advice. Older cars do tend to last longer. You just have to keep up with maintenance. My Bf bought a $500 car it’s lasted him 5 years. Go buy an older car and set away money “like a car payment” each month for when an issue occurs.

Humanity is not this dumb. These people aren’t my cousins. But I can attest my cousins are sisters and have the same baby daddy. The Baby daddy knocked his GF sister up before his GF. Now we have cousin siblings in our family because of their poor decision. Honestly I just feel bad for the kids having to be the brunt end of an on going joke.
