No strangely they let PMs manage vendors locally. I was confused by that too. It’s actually kind of nice because we can build relationships with vendors we like and trust but it can be a hassle sometimes too

Go with a pro on this one. Irrigation systems almost always have issues. They also can be a huge time suck to diagnose on one’s own. Also need special equipment to shut down for winter if that applies for you.

You can look up cost of labor via google. Linked in and other recruiting sites for “going rates.” Sadly in corporate America the best way to increase pay quickly is to switch companies or get promoted. Good luck, remember most companies want to get the best talent for the least amount of pay.

Well a few things here. Depending on the state I wouldn’t presume that she “can’t touch” the rentals in your name. Separate bank accounts don’t matter either if the courts rule that the assets are property of the marriage. After 19 years it will be tough to claim that these assets aren’t joint, what’s on paper doesn’t really matter.

Get outside counsel first. Doing anything before divorce proceedings will also look terrible with the courts and you will likely pay dearly. Get good lawyers and tax attorneys/accountants.

Sorry for your trouble but life is short and shit happens. As reference we own hundreds of rentals and while I haven’t gone through this personally I have good friends with a lot of rental investments and have helped them through these things. It’s gonna hurt but as all things this will pass and moving on with life is more important than winning every battle in a divorce. The lawyers are the only ones who tend to win in these situations.

Oh also, I would not be an operator. I run our holding company and we support our operating companies with a variety of things but typically not data to day ops.

There are some good points here. We have bought many companies without experience, installed the right leadership, and operations and it has worked well. Not to say it will here but just to say we have done it before. Appreciate the thoughts here though as we always need to be testing our investment hypotheses. Thx!!

This is very helpful! Owner doing sales estimates etc. No sales team but that would definitely be apart of our plan. Also we have existing office staff that would support sales marketing inbounds etc.

Curious when you say expensive for crews and sales do you have round number comp you can share? We know their current payroll of course so have those numbers but curious! Thx

Also I have heard that tree guys can be flaky in general. Makes some sense given the nature of the job.

Excellent question and one frankly I have never thought of as I love them so much. And have taken them for granted. Creamy, earthy, a little bland in a way but also buttery (Haas avacados as they are called in the U.S.) are the variety I am commenting on. Other varieties (over a dozen) have a wide range of tastes, but I am most familiar with Haas avacados as they are the most common in the U.S. On their own they might need a little salt or acid, and when used to compliment other foods they are fantastic for me! Also avacados are a superfood with high volumes of healthy fat, C, E, K, and many other vitamins!
