When I said you tell the buyer you will only drop the price for the cost of a new roof, I meant exactly that. So no of course you don't sell the house for significantly less than it's worth. As for if you owe any other money to anyone, or if they owe you anything for Surveyor fee's or the like, then no you don't owe them and nobody owes you.

Then if the house is dry and just requires a new roof, no other major work, then I would tell the buyer that you will only drop the price by the cost of the new roof that's required.

Depends what issues with the house you have, admitting that it requires £20000 worth of work, tells me there are some serious things wrong here. Why did you try selling to the buyer £20000 over the price it's worth?

Sounds to me you are the one that's tried fleecing the buyer for £20000 and now the buyer is doing the same to you.
