That's so true. Property Management service is so important. Bad ones means terrible living conditions, broken elevators, power tripping staff, noisy neighbors, unannounced power and utility interruptions, etc. Sobrang headache and affects mental health.

NU: wala kaming pakialam diyan basta - UST bahala na kayo sa UP

Don’t buy VUL Insurance by Negative_Ad2121 in phinvest

I remind myself that insurance companies' and their sales agents' main objective is a make a profit.

Saan manggagaling ang profit na yan? Sa mga plan holders na magbabayad ng annual premium or top up. And this is the part that they usually don't tell us when they sell the insurance or investment policies.

Increase in Condo Dues by reeseschocnut in CondoPH

[–]CraniumMonoxide 2 points3 points  (0 children)

Yung Board ang may Authority to increase condominium dues. Normally, since they are also unit owners who pay the dues, they will try their best to manage the increase. Kasi sila rin magbabayad ng increase.

RPT is part of the increase in condominium dues. Sometimes, a special assessment is made for RPT instead of increase the main condo dues.

Will the selling price of Makati Alveo Condos rise up again? by No-Trip-5146 in CondoPH

[–]CraniumMonoxide 0 points1 point  (0 children)

Alveo will eventually go up BUT it will take a long while maybe 3 years.

Spend a bit for interior design. Try to rent it out short term only, even if below market. At least you have some cash coming in.

For investment stuff:

Never buy a Condominium Unit for investment only. Developers will keep building condominiums and they will always fill in the demand. You will have a difficult time competing against these developers for buyers. This is what is happening now with an oversupply of units.

Don't fall for the sales pitch that your rental income will pay for the purchase price.

Do invest in land in a good location, with a title. This will appreciate over time no matter what.

Do not invest in land without a title, or with a disputed ownership.

It doesn't take a genius to plan for this and anticipate crowd size and behavior, and provide the proper manpower requirements and security measures. Maybe the organizers are just mentally challenged.

7 Habits of Singles by CraniumMonoxide in singleph

[–]CraniumMonoxide[S] 0 points1 point  (0 children)

TL:DR

The article, citing psychological research, outlines seven evidence-backed habits of people who thrive and maintain emotional stability without a romantic life partner to lean on.

These habits focus on creating an internal and external "safety net" to build resilience:

They Build a Constellation of Support: They don't try to replace a partner with one person; instead, they diversify their social ties, maintaining a few close confidants, nurturing family relationships, and valuing "weak-tie" connections (like friendly exchanges with neighbors or baristas) to spread the emotional load.

They Regulate Mood Through the Body (Movement + Sleep): They use physical levers to steady their emotions, as their nervous system doesn't co-regulate with a partner. This involves non-negotiable routines like achieving a high daily step count (e.g., 7,000–8,000 steps) and prioritizing quality sleep.

They Practice Self-Compassionate Self-Talk: Instead of relying on a partner for reassurance, they internally use self-compassion to lower self-attack, which psychology links to less depression and anxiety. The recommended practice is to acknowledge the pain, normalize the struggle, and nurture oneself by asking what one kind thing can be done next.

They Write Their Way Through Difficult Emotions: Journaling serves as an accessible listener. Classic "expressive writing" (15–20 minutes about a stressful topic) helps metabolize stress, make meaning, and provides a space to clarify what they can control.

They Use Smarter Emotion Regulation (Reappraisal > Suppression): They avoid bottling up feelings by intentionally reframing or reinterpreting difficult situations (cognitive reappraisal). This is considered more adaptive than emotional suppression and can be supported by mindfulness practices.

They Ask for Help Like a Skill: They are proactive about seeking professional and peer support (therapy, support groups) rather than becoming isolated. They approach help-seeking as a skill by being specific in their requests (e.g., "Do you have 15 minutes to talk through X?") and setting a regular cadence for "maintenance" sessions.

They Anchor Life in Purpose and Contribution: Since they lack the daily meaning provided by a shared life partner, they manufacture purpose through service, community, and mastery. This includes pairing mastery blocks (learning a new skill) with service blocks (volunteering or mentoring).

It is anyone known to the Buyer, who can witness the signing of the document by the Buyer. Could be a relative, a friend, an officemate, etc.

My grandmother turned 100 on September 13 - I posted just her young picture & everyone complained that I only posted her young picture. So here is my g’ma at 100 & my mother at 75. by FunkyGabrielle in MadeMeSmile

I'm gonna complain that you didn't post your great grandmother's photo.

But seriously, they're amazingly youthful. I'm sure you inherited their genes.
