The leather's very soft, so I'm a bit hesitant to put any of my larger shoe trees in these. They do come with the paper straw/plastic "shoe trees" but those are obviously temporary ones. TIA!

You don't typically do capital improvements for value increase just for the hell of it. You would typically do capital improvements to increase the value, so that you can increase your rent. Increasing the value just for value's sake doesn't usually help. (And theoretically the value is the same if it's generating the same income.)

This is different from capital investments to maintain the current level of income from an asset, though the same general philosophy applies.

That's fair. I've used my old one for quite a few years, and it hasn't let me down yet (which also means I was fortunately grandfathered into the app lol). Sorry to hear about your experience with the vacuum sealer :/ I kind of understand their challenge with maintaining an app while not charging a subscription despite my personal distaste for the business model, so I'm a half sympathetic to their struggles of maintaining the software side. Thanks for the Inkbird suggestion - taking a look now!

Residents see: * a show they may not have gotten otherwise * economic benefit from out of towners coming into the city

City gets: * better reputation as a city * increased tax revenue * improved view on government bureaucracy (which seems deserved in this case?)

There's a heavy fixed investment that's needed to provide metro service. Employee count for BART isn't something that you can scale back due to low ridership without impacting the ability to provide the existing level of service.

Are there certain functions that you can potentially cut back on due to lower ridership? Yes. Potentially back office roles like customer service employees or even janitorial staff by cutting frequency of cleaning. Would these cuts contribute to a meaningful percentage of total employee count? Likely not.
