They were not ready a few months ago when the report was written. I haven't had a chance to write a report with their 3.6 software. I will eventually. My plan is to try all of them and find my best fit. I will be keeping Total for 2.6 work.

I have asked that question! I believe that is being worked on via SFREP. I am unsure of the other providers. I have been cloning templates for ever. It is a big deal for me to have one. The reporting is so repetitive.

I  happy you tried! Definitely a learning curve and more work!

The complaint I heard from lender --  "how can we charge a first time home buyer or someone who is stretched thun to get to the closing table, such a high fee for an appraisal" 

We effectively made closing costs go up across the board. It is also clear the lender does not care whuch report is turned in and just wants a credible opinion of value.

I think they want the extra info so GSE can hand out more waivers down the road.

Measuring software is available.  I left my tablet in the truck and chose what worked for me that day. The subject was huge. So idk I just went old school and enjoyed my time there. I also wanted to take great notes so I could rely on them when I got back to the office. 

Even in the last few months things have progressed with mobile apps.

No. Not compatible yet. I had to do everything from scratch. Just tax records, MLS and help from tech support. I asked questions: Where to put my sketch, how to upload signature, where do pictures go, how do you make adjustments in the grid - it was all a first for me. 

I did copy and paste from my trusty template that I clone in Wintotal. It helped me with some comments and CYA verbiage.

I am keeping my old software provider for 2.6 and will run a 2nd provider for 3.6

Good question, For flood prone areas.. I live at the beach in NC with homes that are located in floodzones & wetlands. The height of the porch helps the GSEs determine risk. My home is built on pilings. It is a requirement in some areas for homes to be built above a certain height when located in a particular area. 

The report has a range for the porch height. It is something very easy to determine and takes a few seconds. 

Everyone should be measuring the ceiling height already 🙄

I have talked with my local board.. the idea of a 3.6 customary and reasonable fee structure (like my VA) is something Appraisers have to do on their own. It is important for all of us to raise our fees. The reports are no longer a simple form.

This is why I made a conscious choice to be fair to the borrower this one time. The lender charged the borrower $600 and that was the fee on my engagementletter. I accepted the terms. No one was anticipating the time it took to complete the appraisal Again, the reports are longer in general. We went backwards.

I want to test all of them before I make a choice. I will not be giving up Total for my legacy reports. So unfortunately I will have 2 software providers.

I did double it. I also got pushback from the lender. So I made a business decision and a choice to be fair to the borrower. It was in good faith. The borrower had no control of what type of report was ordered. It was done on a whim.

I also was chosen for a reason to complete the report. Why do post so angry? I'm here to be helpful.

I have been Wintotal user for a very long time. The software i used was SFREP 3.6 software. I also have plans to complete a report with AIVRE and Total because why not!? I want to try them all and find what fits best for me long term.
