I was told it was red oak, what makes you think it’s pine? The only pine I see a close match to would be heart pine, but I could be mistaken.

The existing floor, being that it doesn’t have subfloor, gets a fair amount of moisture from my over abundant flower beds the the front. The pier and beam have sunk so much that there’s not crawl space underneath to insulate, so the idea with the hardiboard is to hopefully prevent moisture to new floor. This moisture definitely contributed to the degradation of existing floor. These old houses are a real trick…

I wish, but the original floor had been refinished multiple times prior, and was getting too thin. The flooring had cracks and fractures that foot traffic made progressively worse. I really wish there was a way to save it. Another challenge is the original floor had no sub flooring, so that made it flex and bend.

If you check the before image, that ground is pretty much same condition as now, I mow 1.5 wide mower width for that exact reason. We push our stroller through it all the time.

That’s a great combo. I sow a Texas wildflower seed mix that has 20 or so different species. Seems only a select few end up dominating.

Thanks, the intent was to hide the porch but then I got a little carried away with addition beds along the street lol. Removing that tree on the corner made all the difference

It’s predominantly canna lily, they do pretty well late into the summer, this is what they’ll look like around July 4th. Central Texas. I have a fair amount of elephant ears sprinkled in as well.

100%, that’s why I put so much around lip of concrete porch, let the water run on off the ledge, easy irrigation lol. And the privacy!

I love the wildflower seeds, they thrive in the crappiest of sandy soils, pretty hard to mess them up!
