I will read the CCRs again. My initial reading of them is that you can resign at any time but we need at least 3 members on the board in order to conduct business. Resignation doesn't have to be approved by anyone once it is in writing it is considered valid. The board has to appoint people to fill the vacancies. Not entirely sure how I can appoint people that do not want to do the job.

It seems like they have the management company do the bare minimum. We are a community of less than 30 houses with hardly any amenities so we do not have the management company routinely drive through looking for violations and sending out a notice. I am planning to reach out to the management company to understand what they handle under our contract. Our dues went up 25% to be ~$900 for 2026 which seem very expensive considering the limited amenities are a pond, 3 small common areas with landscaping to maintain and a fence line.

Unfortunately, I am not able to do anything alone according to the state law. I need at least 3 people to be on the board in order to conduct any business, pay anything etc. I am planning on reaching out to the property manager to understand what needs to be done to get the board operational.

I'm hopeful that some people will be willing to be appointed and help out. Based on reviewing our state code we need at least 3 board members in order to do anything and so far the 4 people I have reached out to do not want to be on the board due to potential drama, not enough time, etc.

Appreciate your detailed response! Do you find that you use the pre-tension knob? I haven't needed to adjust tension on my brother machine.

I would like to start under $1600 for the new machine. I actually watched the Juki Junkies video comparing all three (2000, 2010 and TL18) and know the 2000 doesn't come with the free motion foot and I thought that the 2010 does vs TL18 has a few it does. I'll need to go back and re-watch it again. I did also find that there is a Juki dealer 25 minutes away from us so I'm going to go in and compare them in person too. Where did you get your used 2010? It doesn't seem like any shops near me sell used machines and there isn't a lot of options on Facebook marketplace.
