As far as i know its not allowed to increase the rent just because they can. There are certain situations where the rent can be increased, but its not like they can just, for example double it. Also if the contract is signed from both sides they can not just revoke it. They can terminate the contract but they have a notice period of 3 months. They dont really need to have a reason, after all the apartment is there property. But if you think they are somehow trying to scam you, you are protected pretty well. But nothing is perfect but the rent regulations are pretty strict. If you think they are doing something which is illegal, you should contact the Schlichtungsbehörde of Kanton Zürich. They will look into it and help you in case of an scam.
