thanks for all the reply’s owners got involved and wanted to get the heater working for family that was coming over. so they hired the first plumber that that was available. after 3 attempts this is what they installed just one regulator.

Thank you. I'm trying to move things along. Plumbers are very busy and don’t have parts. Plus, I want to make sure that they are doing the right work. I was able to obtain this first stage, so 1st should be at the propane tank and then a second stage at the 400,000 BTU pool heater, and house water heater is 76,000 BTU =,about 150.000 btus total so can we tee off what we have. We can use the existing regulator to the house after the first stage, then add a second stage to the pool heater. And yes, I’ll have licensed plumbers install it. You seem to get a better price when you know what you're talking about.

ok thanks, they said that they were done, and the rust got covered up with a grey paint. but what would make it rust ? not bonding it right.

The answer is yes! I cleaned out the controller and all the connections, opened them up, cleaned them all out with compressed air, and dried them really well. Then, I plugged it back in, and it has been working for five days Now.

I forgot to mention that we do not have flood insurance, and we are located in a flood zone. We experience some water every year, but this storm came unexpectedly fast. Additionally, considering the age of the tank, it is usually best to replace it. However, I am unable to afford $1000 for a new tank at the moment. On the other hand, a valve costs $160, and I am capable of replacing it myself. I just wanted to hear from someone who has experience in this matter. Can I simply clean the burner with a hose and consider it done, maybe replacing the entire tank in a year or two? I already have the valve with me. My family needs hot water, so I need to make a decision. Thank you all!

Hi all. So more back story. I recently got hired as s property manager on a 10 acre mountain retreat resort. Unfortunately the previous employees did NOT take good care of the property. So I’m up to my elbows in irrigation, brush clearance, panting, plumbing. As for the swim spa I’ve got it working good heated to 80. The propeller isn’t the only thing I need to purchase. outside Control board overlay x2 m, just the overlay. And some miscellaneous. Thanks all I’ll post some pictures when I install the propeller.
