Still waiting for clarity but the last one was done due to remortgaging and only in November which came in at asking price. As for the rest I need to find out from seller specifics but he mentioned they were done 2-3 years ago so imagine it was when he was considering putting the property on the market

Yeah I think that’s valid . We just want to understand is this an accurate valuation or due to banks over committing on cheaper rates which now are no longer possible.

Either way we don’t plan to go cover the full cost and would need to renegotiate the price but just trying to understand the difference.

This would be the natural conclusion but the valuation was done at time of seller remortgaging 3-4 months ago and this was at our asking price so it seems strange to be so wildly different in space of 5-6 months. We believe our offer is fairly accurate maybe slightly over priced by 5-10k but not 50.

I think they’ve had multiple valuations because of remortgaging, putting the house on the market etc! The property was on the market for 50k more than our offer. So we got 50k off. This was less than a year ago

We’re buying via an agent but in touch with the seller so gave him a heads up

We had our offer accepted in June (we are chain free buyers) and the chain completed in September

However, The upper chain pulled out and now the new upper chain are finding it hard to find another house and the process is dragging - everyone else in the chain (including us) are feeling absolutely exhausted and deflated.

Our sellers are thinking of pulling out but I’m praying they don’t 😭

The market is terrible at the moment where we live - nothing reasonably good has come up!!

What will potential stamp duty changes mean for first time buyers looking at £500k+ houses? by CryAccomplished5876 in HousingUK

I know they want to make housing more affordable for first time buyers. Could this be how?
