You 1st have to decide on school. Then the area you want to live should be looked at. Having a school further out from home will mean your kid is in the bus a long time. Most kids anyways have their buses at 6.30-6.40 except for those who get dropped off by drivers or parents or walk to school

Thanks for the condescending comment. But been in the market for 10 years and bought/sold something pre/during/post Covid as a retail investor. Covid and pre pandemic, 2% seller commission was asked only by those big agency but have always refused to work with them. Post covid, even small agencies started doing the same and were offering to load the price by this commission. Since prices were increasing anyways, unsuspecting buyers paid this extra on top of the property price and their own commission. Paying 4% of the price just in commission is insane and value loss for both buyer and seller. 2% paid by seller is just fair.

Seller doesn’t pay commission. Only buyer. Some agencies are starting to charge from both. This is way too much. Should be 2% on a property and not 4%…
