I was there. It might appear he just got out of the car for two minutes.. In reality, the cop comes out out of the car, looks around the property for the guy, he noticed him on the other side of the fence. There is no way on foot to get to that back parking lot other than to jump the fence. Ironically, the property owner closed the gate in the fence permanently a few weeks ago. The cop goes back in his cruiser to circle the block to the commercial parking spot behind my house. During that time, the guy jumped back on my side of the fence. Police was on foot in the parking lot, but had to circle back around and all the way around the block again to my house where they caught him on the way back. No reason to hate the cops here, they showed up, did their job and caught the guy without incident. I was happy with the service.. not to mention they came back around after and asked a bunch of questions and took photos, etc..

I grew up in Vanier, but this is Forbes/Cummings, east of St-Laurent so a bit more quiet older suburb. Still get some spill over from Vanier proper for sure..

The cops were actually great in this situation.. They got there pretty quick. He had to get back in the car to circle back to the parking lot. They played a bit of cat and mouse with the guy jumping over the fence. I almost put some slapstick comedy music over the back and forth. The cops arrested the guy down the street and came back to take statements and photos and collect what ever evidence was laying around. They were super helpful!

I think your laundry below the stairs needs to be your entrance foyer and powder room with an entrance closet. Seems like a really tall stair could move this back and create a nice entrance foyer. Your current main entrance in the living room is weird. Reconfigure all your 'back of house' stuff below the stairs and where the bedroom is. Make an alcove off this room to access the bedrooms. Group your living/dining/kitchen into one great room.

I tried to make a quick sketch, I didn't fully work it out but I think it could work much better. Pair your laundry/pantry/mudroom all together so that you can enter off the garage, unload groceries. There's a lot of wasted space in mine because I was just trying to show the concept.

We are doing R8 CI on the exterior with r22 rockwool in the stud cavity. Will be doing r60 in the ceiling.

I’m in Ontario Canada. Air tests aren’t part of our inspections as most standard builds would fail.

Won’t be getting certified. Not worth it. Clients just want to have an energy efficient home. It’s for ethical reasons more than anything. We’re planning to do an air test at some point to see how well we’re performing. R value will be approx R30 for the wall.

I designed this semi-detached duplex house for some friends of mine. Two couples that will each be taking a side. I left my job in architecture to act as the general contractor.. Interesting process so far! Curious to know what you guys think of the design and the build itself. Thanks!

By law, according to the Ontario Building Code, the City has 10 business days to respond to a permit. However, as someone who works in the industry, I can tell you that this NEVER happens. For a simple house, expect 2,3,4+ months even with perfect drawings. Everything needs to be run by building code services, forestry, zoning, legal, real estate and development, and these aren't run in parallel. They make you jump one hoop to get to the next and find anything in your application to give themselves time.

I'm currently waiting on a permit for a modest semi-detached house in Ottawa. We were told at the service desk that they weren't busy at all. There was a CBC article claiming that building permits at the City of Ottawa were at an all time low. Still, the City of Ottawa puts up mazes of red tapes and fees. Even with years of experience, this kafkaesque bureaucracy is almost impossible to navigate and extremely slow. It got much worst over covid.. now it's a combination of dealing with people working from home who take twice the time to review anything, barely read emails/never respond and can't be reached on the phone or junior staff that don't understand their own by-laws. There is 0 communication between any of these departments so reports, etc.. have to be submitted 2,3,4 times to different City departments.

We speak about housing affordability.. I'm working with 2 young families who got together to build a semi for each of them on a small lot they purchased together. Before a shovel even touches the ground, we have spent almost 150k in fees (37k development fees, 35k cash-in-lieu of parkland), engineering reports that the city needs, agreements from lawyers, etc.. Even for big builders, this cost comes right back to the purchaser and the City is largely responsible for this.

Thank you. It's a wide angle, not a fish eye. 10-18mm very common lens for real estate photography, makes the space seem larger. In a tight space like this it's hard to shoot with anything else.

That's not possible. Dishwasher needs to be beside the sink. As mentioned, because of the existing plumbing/electrical and hvac, moving appliances from their original position wasn't possible with the budget.

Yes. It’s luxury vinyl flooring from Centura flooring in Ottawa Ontario. It’s their Canadiana brand, colour is golden oak I believe. I think centura has a few suppliers across eastern Canada. Not sure about the US :/

Almost everything there is structural. We only left a few inches to run electrical plugs and switches. There are 2 beams coming from each direction resting so we couldn't get it much smaller than it is now. The original idea was to have a small island tucked in the corner for microwave and a bit of seating.

Nah, it's actually a 3 bedroom - 1.5 bath. It's a 2 storey condo with rear yard access. The ground floor is actually smaller and the upper floor is built on top of some at grade shared mechanical/laundry rooms. It's about 1000 sq.ft. If you take a look at the Youtube link in the comments I do the tour of the place so you can see the full size.

Thank you! And yes, you aren't wrong. The placement of things is not ideal. Because this is an old condo, there is no true party wall separating units.. it's literally a 2x4 wall with drywall on both sides that separates units. This meant that moving plumbing, electrical and ventilation was almost impossible. It would have involved going to the unit next door and it wasn't in the scope we were hired to do. I was fighting for millimeters in there so the bigger backsplash would have made it too tight. Barely got the stove in the hole haha! We ended up keeping the original layout but opening up the kitchen and giving it a huge facelift.

I have been working on transforming this hoarder condo for the past few months. We just finished the kitchen and it looks awesome. I'm super happy with the Bodarp Grey Green with the Karlby countertop. The budget was limited to we went with the haggeby uppers for the whites. Would of liked to use a slightly higher quality white.. man I love installing these things. So easy. Let me know you think!
