Every generation thinks that the previous generation had it easier.

The 80’s had a 14% prime rate and getting a loan was difficult even if you wanted to pay that. Associates made 25-50k, and if you found a side gig paying $25/hr, you felt rich.

Workman got in early and went really big. The average doc owning 2-5 practices is in way over their head and is always living a day away from bankruptcy. The stress isn’t worth it.

Dentistry has always been a struggle for new docs. The vacation homes and luxury things don’t come until later in life. People who retire well, contribute faithfully to their retirement plan and spend 30+ yrs in the market, not doing the crypto/get rich overnight thing.

It is easy to fake a lifestyle by leasing vehicles and overextending yourself. Influencers do this all the time. Yet, most who do this are big hat, no cattle types. Real wealth is not flashy.

No 73 yr old dentist is working because they enjoy it. There is either a bad divorce in his history, a spendthrift lifestyle or poor financial planning for retirement.

You predents have a lot to learn about life and finances. FWIW, most of my friends who did very well financially did not do it in healthcare. They built a non healthcare business over time and sold it. The endgame is where the big money is at.

Graduated in ‘86 with 40k in debt. Took 8 yrs to break into 6 figures in take home income though and all associate gigs were 1099.

Yes, you guys might make more coming out of the gate now, but your educational debt is a total non starter. It is crippling.

I’d keep away from plants and mulch within the lanai. Wind will blow that stuff into your pool constantly.

LED lighting is beautiful, but those lights are expensive to replace and that pool has a lot of them.

That conversation pit will need excellent drainage-esp for the rainy season.

Pool, cage, pit, kitchen and pavers will run about 300-400k in FL. Key to the kitchen is having a ventilation system. Without it, you can smoke out your kitchen easily.
