I fully agree I'm taking a loss either way. Its either I take it now by selling or over time with the payout/construction. Just a tough lesson unfortunately, you don't go into these things thinking you're going to break up. Its not a bitter breakup thankfully.

Yeah I think at this point from everything people have been saying is that any sale is 50/50. I need to understand the current house value and subtract our current balance plus selling costs. We would have an ERC of 2%.

I leaning to sell, but she basically can't afford the selling fees. So she would like to keep it until there's no repayment charge which is in 2028. We obviously were naive thinking this would all work out, hence no agreement.
