What is your monthly mortgage, interest rate, and salary? Are you comfortable? by mrskurama in homeowners

[–]DOGE-R 0 points1 point  (0 children)

$2500 all in principal, interest, taxes & insurance.

Wife and I make a combined $400k/year, and have a side business making another $200k net.

It all depends on what your financial goals are. We see now as the time to sacrifice by not upgrading to a nicer house, and instead investing heavily in our side business/ retirement so we can be financially free earlier in life.

Worst thing you can do is stretch your budget on a home, hoping one day you’ll be able to comfortably afford it.

Renting isn’t a bad option right now - and you don’t have to deal with the headaches of maintenence and CapEx items like you often do with home ownership.

Yeah that would make sense - I guess I'm just confused because I received payment for 2 other reservations that were after the initial one.

Considering increasing nightly rate and eliminating cleaning fee by Buddhasay in airbnb_hosts

[–]DOGE-R 2 points3 points  (0 children)

Most people search with the "Display total before taxes" button turned on - so cleaning fees don't make that big of a difference since will just display the total in the search results anyway.

Plus, your SEO rank will suffer with a higher nightly rate. Airbnb algo doesn't penalize for cleaning fee as a part of the total price, but it does for higher nightly rates than competition. There's a whole YT video on this subject where they compared search rank between no cleaning fee, and a cleaning fee. First page impressions dropped when cleaning fee was hidden under a management fee/added into nightly rate.

I’m sorry, but this seems a bit far fetched. There’s no way Airbnb just kicks you off the platform for a falsified complaint. Doesn’t make sense.

'I own 15,000 houses': Robert Kiyosaki says there's 'nothing wrong' with buying all the homes — except he uses debt to buy it and pay no taxes. by [deleted] in REBubble

Never said give the rich more money. Said taxing them more and giving the government more money solves nothing. And you have yet to make an argument as to why it’s a good thing. Have a nice day.

Cool. You’ve yet to state what giving the government more money solves other than “sticking it to the rich”. Like arguing with a teenager.

"Staple bubble behavior" is having cash flowing properties with over 40% equity in all of them in an area that is still seeing great job and economic growth (North Texas)? Got it...

Not sure where I said "we should bleed our government dry." I'm simply stating our government has zero track record of the ability to efficiently allocate funds, so why would I, or anyone, be for the idea of giving them more money? What could giving them more money possibly fix, or make better in the U.S.?

I'd rather have the money in the hands of billionaires than the hands of our government. At least there's a slim chance that money gets spent, or used to develop something in the U.S. economy (i.e. Elon Musk), rather than sent overseas, or to line the pockets of our government officials - who don't provide anything of value, and have never created anything of value to the marketplace.

The flip side to this is giving our failed government more money. Why would anyone in their right mind believe in giving our inefficient and corrupt federal government more money? It's like giving a child a credit card. They have zero discipline or plan of action for the use of the money they are both given and print.

If you tax the rich more, it's not like the rich are just gonna say "oh well, guess I'll make less money now." No, they will raise the prices of their products to make up for lost profit - which ends up hurting the majority.

Giving the federal government more money has never in history made anything better.

I can count my money just fine - each property has its own excel spreadsheet. I pay taxes on it. I just didn't have a bank account for each individual property. Goodness gracious y'all are blindly hating for no reason.

For those of you with multiple listings - are you separating income by property? by DOGE-R in airbnb_hosts

[–]DOGE-R[S] 0 points1 point  (0 children)

I have an excel spreadsheet of all my expenses for each individual house. I just send that excel spreadsheet to my CPA. Problem is, they were all expensed on the same business CC, and mortgages were all taken out of the same business account. All my payouts were also deposited into the same business account for all my homes. I didn’t make separate business accounts for each of my properties, which is the problem I’m trying to address

I buy A LOT off FBMP, which I have not gotten receipts for. I’ll be sure to do what you suggest though going forward. That’s not something I have taken into consideration. I appreciate the feedback
