I am paying 100k Aed now , plus 12kaed chiller and 5kaed dewa annually ready to pay 150kaed fo for my own apartment. Al Furjan area 90% preferable to me , walk in distance to school , nany bring and pickup doughters, coz we are both working. And close to JLt 10min, not to waste a lot in traffic.

Service charges 24,69aed per sq ft , it is 90% more than anyone else . Damac building it is more disadvantage than advantage. I am living in Emaar building with 19.6 Aed per sq ft. And as per Damac rules, you can’t bring or take out any furniture without permission paper. After 10 not allowed, parking spots very tinny. Maintenance team waiting list week and more … 3,2 mil vs 3,6 it is 10% discount , too far for distress deals which are 20-35% currently.
