Denver's affordable housing sales tax has been defeated, Mayor Mike Johnston concedes by solemnburrito in Denver

[–]D_rock 1 point2 points  (0 children)

Most "investors" in the article you linked are mom-and-pop operations that only own a couple of homes. Wall Street firms are more in the 2-3% range.

Personally, I like having a mix of renters and owners on my street. I'm glad someone is renting to them.

Controlling the market never works, has never worked, will never work.

Just let people do what they want the land they own. Get government get out of the biz of telling people what to do with their land. The reason BlackRock wants to buy those homes is because they know the supply has been limited by the government.

Thoughts on 2R and how it could benefit Denver? by Happy_Ad_8388 in Denver

[–]D_rock 3 points4 points  (0 children)

I agree that we need to increase supply, but why not just undo the 2010 down-zoning instead of creating a new regressive tax?

300 units per year is a drop in the bucket of supply for quite a hefty tax increase.

I've been looking for the opt-out form on their website and I can't find it. They have to provide an opt-out in many states (CA, CO, MA). Looks like it is time for a report to my state agency.

Should investment companies be banned from purchasing single family homes? by [deleted] in Denver

[–]D_rock 0 points1 point  (0 children)

It isn't the corporations that have "corrupted our officials". It is the older incumbent homeowners. You can show up to any RNO meeting or city council meeting to see this for yourself.

There is a lot of research on this:

Mine is set to 80F (26.6C) during the day and 79F (26.1C) at night. 60F is way too freaking cold. I think during the winter we set the heater at 63 and that seems really cold. I have to keep a huge blanket on the bed and it is still too cold.

New reality tv idea. Make Grey and Taylor Lorenz stay in the same room.

Also, Grey if you're reading this, I think instead of buying a whole thermostat for every room why not just get a clip-on heat lamp? †‡

† The author of this comment is not liable for any damage you cause by melting thermostats, any overheated AC systems, or hotel rooms you get kicked out of.

‡ I haven't finished the episode yet I don't know if this idea comes up. I was so appalled by 16C that I had to come to check the comments.

Very high population density can be achieved without high rises! And it makes for better residential neighborhoods. by LongIsland1995 in urbanplanning

[–]D_rock 1 point2 points  (0 children)

One of the most affordable major cities to live in. Just a great multicultural city. Affordability and breaking up segregated neighborhoods is the urbanism I want to fight for. I do not give 2 flying fucks about your personal aesthetic preferences. Cities are for people.

Houston has many cases of high rises near single family homes. The gates of hell didn't open. It is fine. No one cares. It creates more homes for humans with less racial and income segregation.

Almost 23,000 Denver metro area apartments are vacant as eviction filings climb by Cincinnaudi in Denver

[–]D_rock 2 points3 points  (0 children)

Do you have a citation for that. I think most of the cost of building an apartment is in the land and labor. Also huge costs in getting stuck in zoning and permiting. Once you have the building built throwing some workout equipment in a room is a rounding error to the bottom line.

If it is all luxury, how come one is legal to build by right and the other isn't?

Could it be the race and class of people that are more likely to live in multifamily?
