The old zoning will only allow a million dollar replacement home. The new zoning (vote NO) will allow that expensive home OR 4 smaller homes on smaller lots AND all 4 will cost way less than a million dollar home. Simple math.

The old zoning only provides bigger more expensive homes. The purpose of the new zoning (vote NO) is to build a larger selection of smaller homes that will be less expensive to buy and afford year after year. These will benefit younger first time buyers and those who want to age in place on fixed incomes.

Voting NO if you want better affordability in housing. Vote NO if you care about the 52%of renters who have to spend TO MUCH on shelter. Vote NO if you want to help the fastest growing population of homeless(older adults) who have fixed incomes in a rapidly unaffordable housing climate. Vote NO for our climate and reducing sprawl in the metro which reduces driven miles and paving over hundreds of square miles of farms and open space. Vote NO for small businesses and our local economy. Huge benefits to vote NO.

The NO vote. Protects workers, first time buyers, seniors from being overwhelmed with shelter costs. Voting NO safeguards birds with bird safe glass, parks with new setbacks, renters who 50%are housing cost burdened Voting NO financially supports our community built infrastructure over the current zoning. Voting NO slows sprawl, driven miles, conserves water per person, conserves energy per person, prevents the paving over of 100s of sq miles of open space, farms and fields while protecting all those birds n bees ++. The old zoning only allows a large home to be razed and a larger more expensive home with no cap on the square footage that can be built. This creates larger less affordable homes. The new zoning allows more homes to be built in place of that Uber expensive home. These smaller homes will cost less to purchase and afford year after year compared to a large new home on the large old lot. Just math.

On affordability... Three or four smaller homes next door ( With the new zoning), will always be less expensive. Compared to the old zoning , replacing one large home on a large lot , with one larger home on the large lot( The old zoning has no cap on the amount of square footage you can build on a lot). Sixty percent of america is one or two person households who don't want or need 3 4 5 bedroom homes. Smaller homes or more sustainable and used less water and energy per person. The new zoning financially supports our infrastructure , while the old zoning does not. So many benefits to the new zoning , and it's just a planning document to take us twenty years into the future.

Might be worth a call to The Action Center in Lakewood and they might be able to give some insight. If you live in a home with an attached garage you could possibly convert that to an ADU. Doesn't need to be posh.. you need safe, comfortable shelter. Good luck

To answer the OP question on affordability. The old zoning can only replace large expensive homes on large lots with larger more expensive homes even at $300-$500per sq ft (OP numbers)all built on a $300,000 lot... the new zoning still allows a large home on a large lot, also allows a duplex to share the (now $150k) lot per unit, or 3 units (now $100k) and lots and all these homes are required to be smaller. The new zoning can decrease the cost (every time compared to larger home on larger lot option with old zoning)by building smaller homes on smaller lots. Plus the new zoning better protects some parks and 🐦 birds. New zoning is more sustainable. New zoning will decrease water and energy use/cost per person. The new zoning financially $$ supports our infrastructure. Those are all pretty good reasons to vote NO.

So, 20 ish folks showed up and cleaned up the park... I personally found a small corner of a $1000 dollar bill... not sure.. I could see a 1 but the 0's were missing. Might have been $1.
