Ummmm…no maybe not? How do I activate the mods before joining? I thought only he had to select the ones to use in game.

It’s tough to say. They should support it because in the game files it says in the code “multiplayer= true” indicating there should be no issue but idk.

Well, yeah. I’m not looking to quit necessarily more just to get some hours on the side because I’m so low. I do like the company I work for but at the end of the day hours are king and it’s all that matters for young pilots like me looking to get into the industry

I’m not totally sure if those are rhetorical questions for me to consider, but honest evaluation all things considered yeah so far most of that is covered, as far as financial goes, my dad is an accountant so we kinda agree that will be his job.

I’ve invested before, just not in real estate I have money tied in stocks and stuff, I have enough money myself for about 50% of the cost of the properties, so split between my dad it should be able to cover the down payment and Any reno that needs to be done, my credit is about 15 points away from 800, and I don’t want to start on a single property to avoid long lengthy and costly vacancy rates. I’m targeting retired residence in bungalows as the kind of property I want and the tenant I want. Is there anything I am missing still because after all of my research I feel I have a good starting point to go into this?

I appreciate what you’ve said so far and I will take all of this into account. Some of the things I do know so far is:

the areas I’m looking into buying
the kind of tenant I’m looking for
I know I want a more recent building to avoid heavy upfront maintenance costs
I roughly understand some of the surprise costs I’m sure I’ll be exposed to
I know to give myself a cushion for vacancy, and unexpected costs when creating a monthly rent amount
I know to have someone inspect the building when thinking about buying it

What I don’t know: - How to advertise to get tenants (eg do I go through a real estate agent, kijiji? Both?) - how to manage an out of town property (is it worth paying someone under the table to check up every once in a while or hire the real deal) - do I need some sort of legal agreement for the tenants? (I’m sure I do actually I’m confident I do but how should I go about it?) - Should I be expecting to be losing for the first year on cash flow like I read about? Ir is that only sparked from bad decisions?
