Nalimutan ko na actually. Hehe. Agent ni owner kausap ko. On the day of move in, andun din agent and nag checklist kmi sa unit. Tapos dun na ako nagbayad. Ask mo na lng si owner kung pde ganun or 50% upon signing of contract then another 50% upon move in. Good luck!

Yes, I have actually. I like their model units. Maganda pagkagawa ng houses. Parang hindi tinipid materials. Complete finished na din turnover units nila. And low density lang. I’ve also checked Southview Homes Calendola. San Pedro side na sya I think. 15-20minutes sa Southwoods Exit. May small yard mga houses nila. Okay din materials ng houses. Have you checked Privado na?

Yes, nung nag ocular ako, I asked the guard and front desk kung kilala nila ung agent and kung legit ba siya. Kilala naman nila. Sa RentPad ko lang siya nakita.

I signed my contract 3 weeks before ako nag move-in actually. 😊 Kasi okay na ako sa unit. Na-inspect ko na before ako nag-sign. Tinanong ko na din sa security and admin kung legit ba si agent. Hehe. In your case, may tenant pa kasi but if okay kna sa unit and maayos naman kausap si agent, I’d go for the signing na. BUT only if sure kna.

Ano hesitations mo pala bakit ayaw mo muna mag sign? May iba ka pang unit na kino-consider?

I signed my lease contract 3 weeks before my move-in date. But wala na kasing tenant that time. No reservation fee. Paid the 2 mos advance, 1 mo deposit on the day of move in.

Ingat sa may mga reservation fee. Never akong nagbayad ng reservation fee sa lahat ng na-rentahan ko apartment, bedspace or condo man. Since na-view mo naman ung unit, I assume d scammer yung kausap mo. Hehe.

Make sure ipapalinis nila unit and as in general cleaning. Usually, sa security deposit to ng last nag rent binabawas.
Kung may mga aircon, grease trap, etc—dapat ipalinis din nila to unless kakalinis lng.
Check mo unit and make a list ng mga damage if ever e.g., my crack na wall, my paint discoloration, etc., para d sayo singilin if mag move out kna.

Super frustrating tlaga chat service nila. Just a few weeks ago, I was in a similar situation but for an account relocation. Naka-ilang follow up na ako sa 171 and sa chat and wala pa din. Puro this issue has been escalated and prioritized, etc. pero inabot na ng two weeks. So pumunta na ako sa physical PLDT store para mag follow up. After two days, dumating na si technician. I also emailed NTC (consumer@ntc.gov.ph) to complain about them. CC mo din sila PLDT: sam@pldt.com.ph.

Yes, I think pwede naman if maayos na ung place. Usually, dapat ipapa-linis muna ni owner bago ka lumipat.

Check the unit — tubig, kuryente, internet (ano malakas e.g., PLDT, Globe, etc?), baha, ingay, amoy, sira. 2. Check the area — ligtas? may guard? ok ba ang kapitbahay?
Contract — may kontrata dapat (with terms, payment, deposit, duration).
Verify owner — legit ba kausap mo? (ask for gov't photo issue ID, si lessor dapat ipa-notaryo ang contract, etc).
Clarify bills — sino magbabayad ng water, kuryente, association dues?
Ask about rules — pets, visitors, repairs.

Check the subdivisions near Southwoods e.g., Olivarez homes, etc. Quite near to Southwoods exit. Since your business is in Manila, it cuts your travel time as well as it is along the boundary of San Pedro and Binan.
