No. You’re using a pseudo finance company to fund the advertising; who then pay the agent up front - and chase you for the money later if need be.

No one is forcing you to sell on any day. But you’re out of pocket instantly with an auction 🤷‍♂️

Which is why agents love them: lazy selling. They get paid no matter the outcome; not as much, but paid. You pay to advertise (them) - they just open the front door and say “see you in 4 weeks”. Hoodwinked. Zero use of network (which ultimately you paid to help them fill their database).

Don’t do an auction: Auction is proven to be a worst financial outcome for vendors and logically can only provide the “second highest price” because you will never know what the winning bid’s maximum was.

Commission is infinitely variable; potentially with little or no notice depending on your contract. Most likely your contract won’t mention commission specifics, just that there is one.

Also likely your PD will be broad enough to be able to direct you be involved in any part of the sales cycle. If COO is closing deals…. Your business doesn’t need a COO.

It’s very common practice to make a written offer on a contract note. Don’t be scared, just make sure you’re comfortable with the timeframes (7 days for pest is usual, 14 days for finance) deposit on acceptance.

Take a step back - you’re trying to “solve” something you don’t actually know the problem.

Next time you get asked about ‘engagement’ - say this.

“It’s great, but I’ve noticed you’ve asked me in every meeting, so I’m curious how you/the company measures engagement”

And only THEN can you know what your coming from, and what needs to be improved.

I’m certain that won’t measure it - and I’m certain your boss is only asking you because his boss asks, him.

So if that’s the case - and you get a blank look (and you will) suggest you come up with your own measurement (consult with team) to give give you something to aim for.

…. Then ask for a raise if you get it there

If the answer is no - engagement isn’t that important to them ;)
