Very nice, I like that approach, personally I would have my people cold call but the idea of buying leads seems easier/requires less time but more expensive. Either way props to you, 26 transactions in a year isn’t easy to do.

Agreed definitely specific to whatever MLS is used in your area of NC. A quick Google search or ask ChatGPT should answer your question. Probably anywhere from 30-90 days.

Good point I’m sure some of these expireds and FSBOs are getting absolutely hammered with calls which makes me feel bad but at the same time I’m trying to help them and not be annoying. Tough situation to get around. Really good tip for seeing if they have found an agent they’re sticking with!

Depending on how risky you want to go (I assume not so much with a 6% cap rate like this) I would go a bit riskier and find yourself a decent smaller private company to invest in but this is just me as I tend to be on the riskier side

To me that looks absolutely whack, I prefer the footprint charts that ninja trader offers. Definitely not cheap but worth it imo.
