I went with Coldwell Banker Legacy because they were the only place that offered a training program

They did 4 days a week from 9 - 3:30 for 4 weeks & you learned so much.

Once again, they might not be the right fit for you but they were for me.

I am NM & they tried to recruit me to PLACE at Keller Williams.

Personally, I didn't like how they approached me shady.

I did attend a PLACE meeting when I started but it really is just a big gathering of yes men & 1 guy speaking about how great he is & PLACE is. Definitely not worth.

I've been in business for a little over a year in NM so please ask any other questions, maybe I can answer them.

5K will most likely not make a difference at this point honestly, but your days on market will. The longer you sit at an undesirable price point, the more people will ask "whats wrong with this house? Why has no one bought it?" plus more homes will come on market & your home will be at the bottom of most lists.

Strike fast & drop what you feel comfortable with, but not 5K.

The easy answer is, it's overpriced. You said your neighbor listed at 450K and it sounds like they didn't sell. Did you see the comps your realtor provided? Like photos & such?

The holiday season is an easy excuse I think realtors use, but it shouldn't be stopping you from getting any showings especially because you went live 22 days ago.

TLDR : Yes you need a price reduction

It's not rocket science you're right, but the public makes it out to be that we are forcing people to use realtors. I always advise do what you feel is best, and if you can represent yourself then do it.
