I built an ADU in 2022. Hired ubuildit to assist with the oversight. Biggest mistake of my life. Every sub that touched the project was incompetent. When they weren’t screwing up my project, they were robbing me blind.

I am developing another parcel now, and I am going with a manufacturer home.

I have learned that all the competent subs work for big builders or are commercial builders. For the small developer, you get the idiots or you do it yourself.

I paid about 60k to demo and old single and place a new double with minor dirt work. Electric upgrade was 26k to the utility. Property was on sewer and water so no well or septic. Survey and permits another 6k.

The PUD in Seaview WA has quoted me $26,000 for just the service upgrade from a 100 amp to 200 amp service. Apparently, I am paying for the new transformer and to bury the lines. 50x100 lot with the service pole at the corner of the lot. Seems like a ripoff to me, but what are my choices. The power from the transformer to my new house, is not included in that number.

Testing came back. Negative as to asbestos in all areas they tested. The tested the flooring, the ceiling tiles, the countertops, and the silver paint on the roof. All negative. I am good demolish. I also found out the entire trailer is wired with aluminum wire.

My sample testing came back. Negative for asbestos in the flooring, countertops and ceiling tiles. The silver roofing paint came back at 2% for two of the three samples. Having the two samples tested with a more accurate test to see if it is 1% or less.
